When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Falah is a modern district dominated by multi-storey residential and hotel towers, most using central AC systems with vertical and horizontal ducts running across all floors. The continuous foot traffic and hotel activity increase airborne particle loads inside the buildings. A central system means dust from one floor affects air quality throughout the block, making regular cleaning essential for occupant and guest health and comfort.

Al Falah lies in east Jeddah, a district of modern multi-storey residential and hotel towers with complex central AC systems.

Most residential and hotel towers here have vertical ducts running through the core connecting to horizontal branches on each floor, with a central return plenum on the roof or in a plant room.

The AC setup in Al Falah

  1. 1

Vertical ducts in the core shafts

Residential and hotel towers use vertical ducts extending from the mechanical floor through all storeys within concrete core shafts.

  2. 2

    Horizontal branches distributed across floors

From the vertical ducts, horizontal branches split out on each floor to distribute air to residential units or hotel rooms.

  3. 3

Central return plenum on roof or plant floor

Return air collects in a central plenum in the plant room on roof or mechanical floor, passing through the main filter.

Before the visit

Before our visit in Al Falah

  1. 1

    Coordinate with building management beforehand

Notify building management at least a week in advance, since the central system affects all occupants and guests.

  2. 2

Clear access to the plant room

Make sure the plant room door on the roof or mechanical floor is open and safe to access, and let us know of any locks or obstacles in advance.

  3. 3

Identify access points on each floor

Tell us where the distribution and maintenance openings are located in passages and rooms on floors with main branch ducts.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct dust affect every flat in the tower?

Yes, the central system means dust buildup in the main ducts affects air distribution to all units. Thorough cleaning of the vertical and horizontal ducts and return plenum improves air quality across every flat.

The tower is very tall, how do you reach ducts on upper floors?

We work from the plant room on the roof or mechanical floor where the main unit and return plenum sit, and clean branches from accessible points on each floor without needing exterior roof work.

Does Al Falah's humidity increase mould growth in ducts?

Yes, humidity accelerates mould growth inside ducts and the return plenum, especially if windows are open or there are water leaks. Regular cleaning prevents moisture and mould buildup.

Does duct cleaning disrupt building operations during the visit?

We can clean branches and the return plenum without a complete central system shutdown, but we coordinate with building management to choose the least disruptive time for occupants and guests.
