Clean ducts, no broken ceilings

AC duct cleaning in Al Majd

In Al Majd, north-east Jeddah, duct cleaning becomes essential for modern villas and apartment blocks with central systems. Dust builds up inside the branches and return without you seeing it, so Alrabih's team cleans from existing access points without touching your ceiling.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Majd is home to spacious villas and modern residential buildings with large areas and suspended ceilings, where central AC is the standard choice. These extended systems need regular cleaning because dust and contaminants settle in the branches and return faster than in smaller systems. The surrounding desert environment and the speed of accumulation make scheduling cleaning essential for maintaining indoor air quality and efficiency.

Al Majd sits in north-east Jeddah, distinguished by spacious villas and modern residential blocks with extended central AC systems.

Most homes and residential buildings here use central AC systems with ducts distributed through ceilings and internal walls.

The AC setup in Al Majd

  1. 1

Extended central system with multiple branches

Large villas and buildings here typically have one or two central units with branch ducts distributed to living rooms, bedrooms and kitchens.

  2. 2

    Return-air plenums in suspended ceilings

Most branches feed into a central return plenum above the suspended ceiling, and this plenum needs thorough cleaning because it collects most contaminants.

  3. 3

Limited access points in some sections

Some long branches may have no mid-way access points, requiring specialist tools to reach the furthest sections of the ducts.

Before the visit

Before our visit in Al Majd

  1. 1

Clear the space around access openings

Make sure the areas around grille and ceiling openings are clear and free of furniture or décor before the team arrives.

  2. 2

Mark the location of the indoor unit and main ducts

Tell us where the indoor unit is (usually in a plant room or entry ceiling) and which branches you think are a priority.

  3. 3

Confirm visit timing with all residents

If the villa or building has multiple units, ensure all residents have been notified of the cleaning time in advance.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Will cleaning damage our suspended ceiling?

No, we clean from existing access points and grilles without opening or touching the suspended ceiling.

Our villa has rented flats, how should we coordinate the visit?

Tell us how many flats there are and the available access hours, and the team will set one visit time that suits all tenants.

Desert dust accumulates fast, how often should we clean?

That depends on occupancy, daily use and the intensity of outdoor dust, and the team will recommend a schedule on the first visit.

The ducts are long and run through our villa's floors, how do you reach the far branches?

We clean from multiple access points in ceilings and walls, and sometimes temporarily remove grilles to safely reach far branches.
