When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Manarat is a modern mixed-development district with large villas alongside tall residential towers, and the ducts in these buildings stretch long distances with complex branches to dozens of rooms. Dust and sand accumulate quickly in branches far from the main unit, causing cooling imbalances between rooms, and regular cleaning ensures even distribution and reduces compressor strain.

Al Manarat sits in far-north Jeddah, a modern development zone with high-rise and mid-rise buildings alongside spacious villas and rapid construction activity.

The residential towers and large apartment buildings here operate powerful central units distributed across complex duct networks covering dozens of rooms and flats.

The AC setup in Al Manarat

  1. 1

Powerful central units for residential towers

Residential towers use high-capacity central AC units distributed across main ducts and multiple branches per floor.

  2. 2

    Complex multi-branch duct networks

Duct networks in towers stretch long distances across floors and structural shafts, creating more risk of dust accumulation in far branches.

  3. 3

    Outdoor vents on exposed roofs

Outdoor air and return vents are on the exposed tower roofs, directly exposed to winds, sand and dust.

Before the visit

Before our visit in Al Manarat

  1. 1

Ensure safe access to grilles on all floors

Make sure return and supply grilles can be safely and freely opened on all occupied floors before the visit day.

  2. 2

Clear floor corridors and shared spaces

Our team will move between floors and work in common areas, so ensure corridors and lifts are unobstructed.

  3. 3

Confirm the main unit's operational base

The central unit and filter are typically in a plant room or separate equipment room, so tell us the location and introduce the key-holding staff.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

The ducts are very long in our residential tower, can they be fully cleaned?

Yes, we clean the entire duct network from the main plenum to the far branches through existing grille and return openings on each floor.

Uneven cooling across the rooms, could that be dust-related?

Yes, dust and fibres in the branches obstruct airflow to far rooms, and cleaning restores balanced pressure and even distribution throughout.

Does duct cleaning reduce strain on the compressor and electricity use?

Yes, blocked ducts increase compressor and fan resistance, and cleaning reduces this load and improves energy efficiency.

Our tower has exposed roofs and central AC, do the winds increase dust buildup?

Yes, exposed roofs and high-level winds increase sand entry through outdoor vents, which is why more frequent cleaning cycles are needed.
