When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Marwah is a central, densely built area of medium and high-rise residential blocks and mixed-use commercial complexes, most relying on unified central AC systems per building or floor. Long central networks accumulate dust and mould faster, especially in humid corridors and poorly ventilated zones. Duct cleaning boosts distribution efficiency and cuts musty odours and respiratory irritation.

Al Marwah sits in central Jeddah, a densely built area of residential towers and multi-storey commercial and administrative complexes.

Most buildings and commercial complexes in Al Marwah use large central AC units with long ducts distributed across several floors.

The AC setup in Al Marwah

  1. 1

Central system with vertical and horizontal ducts

Residential and commercial buildings in Al Marwah use vertical ducts running through shafts and horizontal ducts in false ceilings.

  2. 2

Central units in separate plant rooms

Most large buildings here have dedicated plant rooms on roofs or lower floors housing the main units and blower motors.

  3. 3

Large return plenums in central corridors

Return plenums are usually in long corridors or plant rooms, collecting air from multiple floors or wings.

Before the visit

Before our visit in Al Marwah

Clear the main duct access points

Make sure the main access points and grilles are clear of furniture and obstacles before the visit.

  3. 3

Point out the central compressor unit location

Tell us where the central unit or main plant room is located so we can understand the system layout and trace the duct runs.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

The block has multiple floors each with its own AC system, do you clean ducts on all of them?

Yes, we can clean ducts on multiple floors if the systems are separate with one unit per floor. We plan the schedule with the building management before starting.

The central corridors are humid and tight, how do you move cleaning equipment through them?

We carry equipment through the corridors by hand and use flexible extension tubes to reach deep ducts from the main access points.

The central humidity in Al Marwah causes a musty smell in the ducts, is this normal?

Yes, long central systems combined with high humidity promote mould growth inside the ducts, and regular cleaning removes deposits and cuts the smell.

Do we need permission from building management before cleaning my flat's ducts?

Yes, we recommend notifying building management in advance, especially if ducts are shared between units or if cleaning requires accessing common corridors or plant rooms.
