When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Mawaddah is a mixed residential district holding modern villas and mid-range to apartment blocks of varying sizes, most using central AC systems with metal ducts. The arid desert climate and winds from the interior carry heavy dust and fine sand loads. Ducts and return plenums need more frequent cleaning than coastal zones due to the dry, sticky dust nature.

Al Mawaddah lies in east Jeddah, a mixed residential district of villas and blocks exposed to interior winds and desert dust.

Most villas and blocks here have metal ducts distributed horizontally and vertically within concrete frames, with distribution plenums in passages or utility rooms.

The AC setup in Al Mawaddah

  1. 1

    Ducts distributed horizontally and vertically

Villas and blocks use a mix of horizontal ducts beneath ceilings and vertical branches within concrete frames.

  2. 2

Distribution plenums in passages or utility rooms

Distribution plenums and filters typically sit in ground-floor passages or dedicated utility rooms, easing maintenance access.

  3. 3

Separate branches per floor or unit

Most residential blocks have separate duct branches per floor or unit, requiring coordination during comprehensive cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

The desert winds and dust here are intense, does this affect AC ducts?

Yes, fine dry desert dust accumulates faster in ducts and return plenums, reducing airflow and increasing compressor strain. Regular cleaning is more essential here.

The villas here vary, how do you work with different systems?

We inspect each villa's system before cleaning and locate the ducts and return plenums, whether in passages, on roofs or in lower rooms, and plan the cleaning work based on each property's layout.

Dry dust differs from coastal moisture, does your method differ?

Yes, dry dust requires deeper and more thorough cleaning than moisture. We use specialist equipment to remove fine dust particles from duct walls, branches and plenums.

Do ducts need regular inspection in this arid environment?

Yes, we recommend inspecting ducts and filters every six months at minimum in Al Mawaddah due to heavy dust, with annual comprehensive cleaning or as needed based on usage.
