When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Murjan is a modern residential district in northern Jeddah with villas and medium-sized blocks set among wide gardens and open streets, most equipped with central AC systems instead of split units. The seaside location means the air carries salt and excess humidity, leading to rapid dust and moisture buildup on duct and fan surfaces, which cuts air distribution efficiency and promotes mould growth in return-air boxes.

Al Murjan sits in northern Jeddah, a district of modern villas and blocks with wide gardens far from the old downtown markets.

Most modern villas and blocks rely on one or more central AC systems with networks of metal ducts distributed horizontally and vertically.

The AC setup in Al Murjan

  1. 1

Single or per-floor central system per villa

Most villas and blocks have one or at most two central systems to serve the residential space efficiently.

  2. 2

    Metal ducts in drop ceilings

Metal ducts are mounted in standard drop ceilings, making them accessible from inside for inspection and cleaning.

  3. 3

Central return boxes with main filters

Return-air boxes are centrally mounted in halls or corridors and house main filters that need regular replacement.

Before the visit

Before our visit in Al Murjan

  1. 1

Confirm access to ducts and return boxes

Check that all ducts and return boxes are easily accessible from inside the villa or block before the visit.

  2. 2

Clear the area around the indoor unit

Move furniture, curtains and decorations away from duct openings and return boxes to ease access and safe working.

  3. 3

Tell us about any ceiling or structural constraints

If the ceiling is decoratively finished or there are architectural constraints, let us know in advance to prevent damage during cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Is the black growth inside the ducts a health hazard?

It may be mould from excessive moisture in the sea air, and regular duct cleaning prevents buildup and maintains indoor air quality.

Can you clean the ducts without opening the entire ceiling?

Yes, we use existing inspection openings, grilles and return boxes to reach the ducts without disturbing the ceiling.

How long does cleaning take in a villa with a central system?

Duration depends on the number of ducts and floors, but we typically complete the work in one visit without disrupting daily life.

Do new filters reduce the need for duct cleaning?

Filters trap some dust, but they don't prevent salt and moisture from settling inside the ducts, so periodic cleaning remains necessary.
