When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Nada's buildings are newer, housing villas and residential towers with central AC ducted through hidden metal runs in ceilings and walls. These systems need regular duct cleaning because coastal dust and humidity settle fast in the branches, significantly affecting indoor air quality especially in heavily used flats and villas. Cleaning through existing access points preserves the structural integrity and finishes.

Al Nada lies in east Jeddah's sector, a district of relatively modern villas and residential towers with advanced central air systems.

Most villas and towers in Al Nada run central AC systems with metal ducts distributed through concealed ceilings.

The AC setup in Al Nada

  1. 1

Central AC with distributed metal ducts

Villas and towers in Al Nada rely on hidden metal ducts in ceilings to distribute cooled air across rooms.

  2. 2

Return and drain boxes tucked in ceiling cavities

Return-air boxes typically sit in the gap between the structural and dropped ceiling, requiring regular cleaning to prevent dust accumulation.

  3. 3

Grille openings and cavities as entry points

AC ducts can be safely accessed through the air vents and existing cavities already present in the rooms.

Before the visit

Before our visit in Al Nada

Clear heavy furniture from rooms if you can

If grilles are blocked by heavy furniture, let us know in advance or move what you can so we can reach the openings easily.

  2. 2

Ensure access to ceiling cavities is clear

If your dropped ceiling has fixed panels, confirm which access points can be opened before the visit.

  3. 3

Tell us about any noise concerns or restrictions

Duct cleaning creates some noise, so let us know if certain times are better for your household or building.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Do the hidden ceiling ducts need separate cleaning from the main AC unit?

Yes, ducts accumulate dust and moisture separately from the coil and filter, and cleaning them improves airflow efficiency and the air quality in every room.

Villas and towers in Al Nada have different ceiling types, how do you access the ducts?

We enter through the grille openings and existing cavities already in each home, without opening the ceiling or breaking any structural parts.

Coastal humidity in Jeddah affects metal ducts, how do you handle this?

Humidity and dust buildup in the ducts creates conditions for mould and bacteria, so regular duct cleaning prevents these problems and maintains healthy indoor air.

How long does a duct-cleaning visit take, and do you shut down the AC during work?

Duration varies with system size and duct count, and we discuss details when booking. We cover furniture and floors before starting and restart the system when done.
