Clean ducts, no broken ceilings

AC duct cleaning in Al Nuzlah Al Sharqiyah

In Al Nuzlah Al Sharqiyah, south Jeddah, duct cleaning is more critical in villas and apartment blocks facing coastal humidity and salt air. The team cleans ducts, plenums and grilles from existing access points without opening ceilings.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Nuzlah Al Sharqiyah is a coastal southern district with medium villas and residential blocks, and its proximity to the sea means high humidity and salt in the air. These conditions speed salt and moisture buildup on duct and coil walls, and accelerate mould and bacterial growth much faster than inland areas. Regular cleaning every one to two years becomes essential to prevent metal corrosion and odours in the system.

Al Nuzlah Al Sharqiyah sits south of Jeddah near the coast, marked by villas and apartment blocks exposed to coastal humidity and salt air.

Most homes here run central AC systems with metal ducts either exposed or hidden that need protection from salt and moisture.

The AC setup in Al Nuzlah Al Sharqiyah

  1. 1

Central system exposed to salt and moisture

Coastal villas and buildings here have metal ducts directly exposed to humidity and salt, requiring extra protection and more frequent cleaning.

  2. 2

Damp return plenums prone to mould

Central return plenums may collect excess moisture and salt, creating an ideal breeding ground for mould and harmful bacteria.

  3. 3

    Ducts wrapped in foam insulation

Most ducts here are wrapped in foam insulation to resist heat and moisture, but the insulation itself may trap moisture and salt inside.

Before the visit

Before our visit in Al Nuzlah Al Sharqiyah

  1. 1

    Ensure outdoor unit access

The outdoor unit may be encrusted with salt and mould; make sure the team can safely access it before the visit.

  2. 2

Clear space around grilles and openings

Move furniture and décor away from all grilles and duct openings in the flat or villa before the team arrives.

  3. 3

Be prepared for strong odour at the start

When the ducts are opened, you may smell strong mould and salt; opening windows and doors helps ventilate the space.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Humidity is very high because of the sea, does that damage the ducts?

Yes, humidity and salt accelerate metal and copper corrosion, and create ideal conditions for mould and odours in the ducts.

The ducts are metal, does cleaning damage the protective coating?

Modern cleaning tools do not damage the coating; we remove soiling gently without harsh friction that could scratch the surface.

Our villa is older and the ducts have not been cleaned in years, what should we expect?

You may notice an odour at first, and heavy buildup of moisture, salt and mould on duct walls; cleaning may take longer.

The air from the AC feels damp, is that normal?

There may be moisture and mould buildup in the ducts or coil, and regular cleaning prevents this and improves the air quality from the outlet.
