When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Riyadh east of Jeddah features modern villas and homes with open layouts and advanced engineering design. These buildings use complex central AC systems with ducts hidden inside walls and ceilings, so dust and moisture buildup goes unseen until it affects air quality and efficiency. The steady eastern heat and humidity here speed up dirt accumulation in the ducts, especially in rooms far from the main unit.

Al Riyadh is a modern eastern district in Jeddah with spacious villas and homes featuring contemporary design and modern building systems.

Most villas and homes here have central AC with metal ducts concealed inside walls and suspended ceilings.

The AC setup in Al Riyadh

  1. 1

Central system from the back yard

Villas and homes here place the outdoor unit in the back yard, with metal ducts running through walls and suspended ceilings to the rooms.

  2. 2

    Return plenums in hallway ceilings

Central return plenums are usually located in hallway and common-area ceilings, collecting air from all rooms.

  3. 3

Separate branch ducts for each zone

Modern homes here are divided into separate control zones, each with its own branch ducts hidden in the walls.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

The ducts are hidden in the walls, how do you clean them?

We access the interior ducts through existing openings and visible outlet grilles, cleaning them via the connected passages without breaking into the walls.

Does duct cleaning damage the villa's modern interior design?

No, we work only through existing openings and grilles, and we cover floors and furniture before starting.

Does the eastern heat here increase dust in central AC systems?

Yes, the constant heat and humidity east of Jeddah speed up dust and moisture buildup in ducts, particularly those far from the main unit.

The outdoor unit is in the back yard far from inside, does that affect cleaning quality?

The long duct runs from the back yard to the rooms need thorough cleaning because dust and moisture accumulate quickly over those distances.
