When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Sabeel houses a mix of residential flats, commercial shops and offices, many built around the same era as Al Balad but with lower building density and higher ceilings. This means ducts are usually hidden but easier to reach, and the slower dust build-up makes regular cleaning essential for efficiency. Commercial buildings especially need attention because street dust and commercial activity feed more particles into the ducts.

Al Sabeel lies near historic Al Balad and mixes older residential blocks with active commercial zones, with moderate building heights.

Most buildings here have central AC with ducts hidden in false ceilings, and flats and shops share the same systems.

The AC setup in Al Sabeel

  1. 1

Shared central system with false ceilings

Most commercial and residential buildings use ducts hidden in false ceilings, making cleaning straightforward without structural damage.

  2. 2

Separate ducts per floor or unit

Larger buildings sometimes have separate branch ducts per floor or unit, requiring individual cleaning of each run.

  3. 3

Return boxes in corners of corridors and shops

Return plenums are usually located in corridor or shop corners, accessible through existing openings.

Before the visit

Before our visit in Al Sabeel

  1. 1

Ensure shops and flats are unoccupied during cleaning

If ducts are shared, confirm that residents and shop owners agree on the cleaning time, as it may briefly affect airflow in their units.

  2. 2

Clear space around grilles and corridors

Remove furniture and items from around grilles and corridors, especially in shops where displays might be near duct openings.

  3. 3

Notify tenants about the cleaning schedule in advance

Send notice to flat residents and shop tenants about the cleaning day and time to avoid surprise or complaints about temporary air loss.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Are ducts hidden in false ceilings hard to clean?

No, we use existing access points and grilles to reach the branch ducts without dismantling the false ceilings.

Do commercial shops need more frequent duct cleaning than residential flats?

Yes, commercial activity and street foot traffic increase dust ingress, so more frequent cleaning maintains efficiency and air quality.

Does Al Sabeel's humidity affect duct cleanliness?

Moderate coastal humidity can cause light mould growth in ducts, particularly if cleaning is neglected.

For ducts shared between residential and commercial users, how do you handle noise and service disruption?

We coordinate timing in advance with residents and shop tenants, use relatively quiet equipment, and restart quickly after completing the work.
