Clean ducts, no broken ceilings

AC duct cleaning in Al Sahifah

In Al Sahifah, central Jeddah, mixed residential and commercial blocks sit close together with some older villas, most with varied central AC systems. Duct cleaning here is essential for improving air quality in crowded, relatively older buildings.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Sahifah is a relatively older central area marked by mixed residential and commercial blocks in the same building, with some older villas on its edges. Buildings sit closer together here than in the north and west, streets are slightly narrower, meaning less natural air renewal than modern areas. Dust and pollution build up faster in ducts, especially in crowded commercial units and shared residential flats. Many buildings here are over 20 years old and may contain long-uncleaned ductwork.

Al Sahifah is in central Jeddah, a relatively older mixed-use area marked by closely built buildings of varied function.

Most Al Sahifah buildings have older or retrofitted central systems with multiple owners and uses, complicating duct cleaning.

The AC setup in Al Sahifah

  1. 1

    Older or retrofitted central systems

Many older Al Sahifah buildings have retrofitted or patched systems, making ducts irregular or non-uniform.

  2. 2

Shared ducts among commercial and residential units

Some mixed-use buildings may share one or more main ducts between shops and flats, complicating cleaning.

  3. 3

Older vent openings that may be clogged or hard to access

Some older vent openings may be clogged or hard to reach, requiring special care during cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

My building is old and mixed use, how do you clean shared ducts?

We coordinate with the building owner and management to understand the mixed duct network, cleaning main ducts and individual branches separately or together depending on the design.

The ducts in an old building, could there be rust or damage?

Yes, older ducts may have rust on interior walls or minor corrosion damage, which we inspect during cleaning and report to you.

The buildings here are old and streets are narrow, does that increase duct dust?

Narrow streets and closely built blocks reduce natural ventilation and increase dust and pollution around the building, which enters ducts more easily.

How do we get agreement from multiple flat owners to clean shared ducts?

We recommend coordinating with building management first, as there may be an existing approval process or management system, otherwise we can clean each flat's individual ducts separately.
