Clean ducts, no broken ceilings

AC duct cleaning in Al Salamah

In Al Salamah, west Jeddah, duct cleaning is essential in the newer villas and residential blocks that serve the area. Dust builds up inside the branch ducts and return plenum far faster than what shows on the grilles, so we clean them through existing access points without disturbing your ceiling.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Salamah is a relatively new district with small to mid-sized villas and residential blocks using central or multiple-split systems. Most villas here were built in the last two decades and have central AC units with metal ducts, and the dry dust from the surrounding environment enters the system easily. Duct cleaning here improves airflow and cuts dust settling on furniture and floors in every room.

Al Salamah lies in west Jeddah, a district of relatively new villas and apartment blocks with reasonable outdoor space between buildings.

Most villas and apartment blocks here have central AC systems with metal ducts distributed under ceilings or above load-bearing walls.

The AC setup in Al Salamah

  1. 1

Central system with distributed metal ducts

Most modern villas and apartment blocks in Al Salamah use a central unit with metal ducts running beneath ceilings or above walls.

  2. 2

Return air boxes in hallways and living areas

Return air boxes are typically in hallways or near living areas, and need mould and dust accumulation cleaned from them.

  3. 3

    Distribution grilles in every room

Metal branches distribute cold air to each room, with dust settling quickly on inlet and outlet grilles.

Before the visit

Before our visit in Al Salamah

  1. 1

Confirm access to the central unit

The central unit is usually in the ceiling or laundry room, so make sure the team can reach it easily on visit day.

  2. 2

Clear space around the unit and ducts

Move any hanging items or stored goods away from ceiling access points so the team can work freely.

  3. 3

Point out the grilles and room count

Tell us the room count and grille locations so we can estimate the cleaning scope and locate any extra branches or boxes.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning really improve airflow in the home?

Yes, dust buildup in the branches and return plenum restricts airflow, so cleaning restores natural pressure and even distribution across all rooms.

Our villa is small, do your tools take up a lot of space during cleaning?

No, we cover furniture and floors with protective sheeting and work from existing ceiling and wall access points without moving heavy items.

Jeddah's dry dust enters the system easily, how often should ducts be cleaned?

It depends on your AC run frequency and filter condition, but most Al Salamah villas benefit from cleaning every one to two years to keep the system running efficiently.

Do we need a special electrical circuit during the cleaning?

No, we disconnect the central AC unit before starting, and inspect all wiring and connections once the cleaning is complete.
