When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Salihiyah's buildings are mid-height with dozens of flats, many sharing a single central AC system or systems serving several floors. Daily use dust and outside air settle in the ducts and branches, especially in older units, cutting air quality and distribution. Scheduling needs building management notice and permission from neighbouring flats if ducts run through their walls or ceilings, and ceiling access points may be limited.

Al Salihiyah is a busy residential district in eastern Jeddah, with dense multi-storey apartment blocks served by shared central AC systems.

Most buildings here have one or more shared central AC systems serving a group of flats on the same floor or across multiple floors.

The AC setup in Al Salihiyah

  1. 1

Shared central system serving multiple flats

Most buildings have one central AC unit on the ground or roof serving multiple flats on the same floor.

  2. 2

Shared ducts through common walls and ceilings

Ducts run through suspended ceiling cavities and common walls, which requires coordination with building management and neighbouring units.

  3. 3

Distribution grilles in each room of the flat

Each flat has several grilles distributed across bedrooms and living areas, which accumulate dust quickly in humid zones.

Before the visit

Before our visit in Al Salihiyah

  1. 1

    Notify building management in advance

Ask building management to notify residents about the cleaning date, especially if ducts are shared and may temporarily affect other units.

  2. 2

Clear access to all distribution grilles

Ensure all distribution grilles in each room are unobstructed and easily accessible on visit day.

  3. 3

Locate the return plenum and equipment

Confirm the location of the equipment room or return box in the building, and let us know of any access challenges before the visit.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

My flat is in a building, do you need permission from management?

Yes, if the system is shared with other flats or ducts run through common areas, we need to notify building management in advance to coordinate timing and safety.

Neighbouring flats are above and below me, how do you access the ducts?

We access the ducts from the air grilles and return box in your own flat, and if we need to enter common areas we request prior approval from neighbours and management.

My flat feels humid and warm, do the ducts need cleaning more often?

Eastern Jeddah's humidity speeds up dust and mould buildup in ducts and branches, so we recommend cleaning every one to eighteen months based on use and airflow feel.

My ceiling is suspended and tight, can you reach the ducts?

We inspect the grille openings and return box first, and if they are sufficient we clean through them without opening the ceiling, otherwise we discuss options with you.
