When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Salmiyah Al Sharqiyah contains a mixed residential flats and villas in a coastal area, most with centralised cooling systems distributing air through ducts hidden in suspended ceilings. The proximity to the coast means very high humidity and salt air, speeding deposit and mould growth in plenums and metal ducts. Most buildings here are middle-aged or relatively new, but many cooling systems have never been cleaned. We clean ducts, grilles and return plenums from existing access points, protecting furniture and floors.

Al Salmiyah Al Sharqiyah is in south Jeddah, a coastal zone with flats and villas using centralised AC systems.

Most buildings here have standard uninsulated metal ducts, and salty humidity speeds deposit and rust accumulation.

The AC setup in Al Salmiyah Al Sharqiyah

  1. 1

Standard metal ducts from a central plenum

Most coastal buildings here use simple metal ducts without special insulation, making them prone to rust and deposit buildup.

  2. 2

    Grilles distributed in suspended ceilings

Flats and villas have grilles distributed in suspended ceilings, requiring careful entry through grille openings and limited spaces.

  3. 3

Shared return plenums in tight ceiling spaces

Shared return plenums in limited ceiling spaces need thorough cleaning to remove accumulated mould and salt.

Before the visit

Help us locate the main plenum and return plenum if possible, especially in multi-room flats.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does salt from the sea damage metal ducts?

Yes, salt and high humidity cause rapid rust in metals and fast mould and deposit buildup. Regular cleaning removes deposits and slows rust.

Does duct cleaning improve cool air distribution in the flat?

Yes, ducts clogged with dust and mould severely reduce airflow. Cleaning ducts and plenums restores even, cool air distribution to every room.

Does high humidity cause mould quickly in the plenums?

Yes, enclosed plenums in suspended ceilings with high coastal humidity create an ideal environment for mould and bacterial growth. Thorough cleaning removes mould and improves indoor air health.

How often should duct cleaning happen in a coastal flat?

Coastal flats like those in Al Salmiyah Al Sharqiyah may need more frequent cleaning because of humidity and salt. We recommend an initial survey of duct condition, then plan an appropriate schedule.
