When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Samer has modern apartment buildings constructed to contemporary ventilation and cooling standards, most equipped with central AC systems distributing cold air via branch ducts. Coastal environment, high humidity and dust from main roads increase particulate buildup inside the ducts rapidly. Periodic duct cleaning improves distribution efficiency and eases stress on the central cooling unit, especially during peak summer heat.

Al Samer is located in east Jeddah, a district of modern residential apartment blocks built close together with unified central AC design.

Most apartment blocks here use a single central cooling unit feeding branch ducts to ten or more rooms per building.

The AC setup in Al Samer

  1. 1

Unified central system for the entire building

Most blocks in Al Samer have a single central cooling unit serving all flats through branch ducts.

  2. 2

Shared return plenum with intake filters

Warm air from the flats returns to a single return plenum at the main unit, where central intake filters are located.

  3. 3

Insulated ducts under ceilings or in shared walls

Ducts are typically placed in shared ceilings or partition walls between flats, making interior buildup invisible.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Our building is new, do the ducts need cleaning immediately?

Even new buildings can have construction and installation dust. We recommend a first clean a few weeks after initial operation, then periodically every year or two.

How many branch ducts does a large apartment block's system contain?

It depends on room and floor count. A building with ten flats might have 20 to 30 branch ducts, all cleaned through the grille openings without destruction.

Does coastal humidity affect duct cleaning needs?

Yes, high humidity near the coast increases moisture and mould accumulation inside ducts. Regular cleaning and filter changes reduce this and maintain air quality.

Does duct cleaning disturb furniture and furnishings?

We cover furniture and floors before starting, but we may need clear space around the grilles. Let us know in advance if there are sensitive items near the openings.
