When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Shara'i is a relatively modern district with medium-rise apartment blocks and spacious villas, most fitted with central ducted AC systems using long metal ducts. Dust and humidity accumulate quickly in these extended runs, especially in flats and villas with high ceilings and multiple rooms. Regular cleaning improves airflow to distant rooms and cuts noise from air passing through dust-clogged ducts.

Al Shara'i is in northeast Jeddah, a modern district of residential blocks and villas with central duct systems.

Ducts here are typically long metal runs extending from the central unit to multiple rooms, with the outdoor unit usually in the garage or on the roof.

The AC setup in Al Shara'i

  1. 1

Long metal ducts from the central unit

Most blocks and villas in Al Shara'i use long metal ducts running from the central unit to multiple rooms.

  2. 2

Return plenums distributed across main rooms

The return system is distributed across several points in the flat or villa to draw air from each room effectively.

  3. 3

    Suspended ceilings covering most ducts

Ducts run under suspended ceilings most of the time, making them accessible through existing grille openings.

Before the visit

Before our visit in Al Shara'i

  1. 1

    Pinpoint the central unit location

Tell us if the unit is in the garage, on the roof, or inside the suspended ceiling, and how to access it.

  2. 2

Clear the grilles of any obstructions

Supply and return grilles must be free of curtains, furniture and fixtures to allow cleaning through them.

  3. 3

Provide safe team access to roof or garage

If the unit is on the roof or in the garage, make sure the team can reach it safely.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

My flat has three rooms, does cleaning improve airflow between them?

Yes, long ducts serving multiple rooms collect dust quickly. Cleaning restores airflow and reduces temperature differences between rooms.

My villa's garage is underground, can you access the unit from there?

Yes, we know central units in Al Shara'i often sit in suspended ceiling spaces or underground garages. We need the exact location and access for the team before the visit.

Humidity causes odours in my ducts, will cleaning fix that?

Cleaning removes the accumulated moisture and dust causing the odours, but if the smell persists after cleaning it may point to a drainage or water leak issue that needs further inspection.

How long does it take to clean extended duct runs?

Time depends on the duct length, number of branches and grilles. We will give you an accurate estimate once we know the system layout before the visit.
