When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Wurud is a mixed district holding medium villas and modern apartment buildings, both needing efficient air distribution through ducts running under suspended or hidden ceilings. Coastal humidity and fine dust gather in the ducts quickly, reducing cooling efficiency and raising electricity bills. Duct cleaning requires coordination with unit owners or building management in the case of adjacent flats.

Al Wurud sits in central Jeddah, a balanced district of medium villas and modern apartment buildings.

Medium villas here use central ducts with multiple branches, and apartment buildings use internal split systems connected to a shared return-air system.

The AC setup in Al Wurud

  1. 1

    Central ducts in medium villas

Medium villas in Al Wurud rely on one outdoor unit and a duct network under the suspended ceiling distributing air to multiple rooms.

  2. 2

Shared return system in apartment blocks

Modern blocks have a central return-air box drawing from multiple flats, requiring coordination with neighbours and management.

  3. 3

    Multiple grille openings per unit

Each villa or flat has multiple grille openings distributing air, providing safe access for cleaning without ceiling dismantling.

Before the visit

Before our visit in Al Wurud

  1. 1

Coordinate with building management if applicable

If you are in an apartment building, notify management of the visit time in advance to ease access and obtain keys if needed.

  2. 2

Clear the path to the outdoor unit

The outdoor unit is usually on the building roof or in a shared courtyard, check that stairs and passages are clear before the visit.

  3. 3

Keep grille and return points easily reachable

Clear furniture and curtains from around grille and return openings so the team can access them safely without moving your belongings.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Do you clean ducts in flats within modern apartment buildings?

Yes, we clean flats' ducts through existing grille and return openings, coordinating with building management to ease access.

The building has adjoining flats, does cleaning my ducts affect neighbours?

Some buildings share return ducts between flats, so shared coordination with management and neighbours on timing is agreed beforehand.

Humidity is high in Al Wurud, does this affect the ducts?

Coastal humidity accelerates biological growth in ducts and return boxes, so annual cleaning maintains air quality and prevents odours.

Villas and buildings here are both old and new, do the ducts differ?

Older villas may need extra equipment to reach grille points, newer buildings have easier access, and our team adjusts the approach to fit.
