Clean ducts, no broken ceilings
AC duct cleaning in Industrial City
In Industrial City, south Jeddah, AC duct cleaning is vital in factories, warehouses and administrative offices. Industrial dust and humidity accumulate rapidly in ducts, affecting cooling efficiency and air quality for workers.

When your home ducts need cleaning
- 1
Cool air that carries dust
You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.
- 2
A smell when the AC runs
A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.
- 3
A concealed unit that has run for years
Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.
Who it's for
Living in a villa with ceiling-concealed AC units
We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.
Ask on WhatsAppTaking over an older flat with ducts never cleaned
We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

- Clean all branch ducts
- Clear return-air box buildup
- Cover furniture and floors
- Refit grilles and check
How we work
How we work
- 1
Survey the network
The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.
- 2
Protect the room
Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.
- 3
Clean ducts and return box
We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.
- 4
Refit and test
We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.
Proper cleaning or just wiping the grilles?
| Alrabih | The usual way | |
|---|---|---|
| Branch ducts | Cleaned inside through access points | Left untouched beyond the grille |
| Return-air box | Deposit fully removed | Left with its dust |
| Ceiling finish | No damage at all | Sometimes broken for access |
| Furniture | Fully covered before we start | Left exposed to falling dust |
| Dust during the job | Room covered before opening | Falls on furniture and floors |

What sets this district apart
Industrial City contains factories, heavy machinery, vast warehouses and administrative offices equipped with powerful centralised cooling systems to cool large areas. Dust and fine particles from production and industrial processes enter the ducts directly, and their buildup causes blockages and efficiency loss. The AC systems in these buildings serve huge spaces with complex main and branch ducts, and cleaning them requires full access rights and large plenum areas.
Industrial City is in south Jeddah, a heavy industrial zone with factories, warehouses and machinery using unified centralised cooling systems.
Factories and warehouses here use thick-gauge metal duct systems with large sections and wide return plenums to handle heavy heat loads.
The AC setup in Industrial City
- 1
Thick-gauge metal duct system with large sections
Factories and warehouses need thick-gauge ducts to withstand high heat loads and industrial dust without collapse.
- 2
Large centralised return plenums
Large industrial buildings need very wide return plenums to collect air from entire spaces, increasing cleaning demand.
- 3
Multiple branch ducts from a single plenum
Large factories may need dozens of branch ducts from one plenum to distribute air across different production zones.
Before the visit
Before our visit in Industrial City
- 1
Coordinate with production management on suitable downtime
Make sure factory management knows the visit time and plans downtime that doesn't impact scheduled production.
- 2
Confirm team access to main entry points
Identify the locations of entry openings to the main plenum and branch ducts, and ensure they are clear of obstacles or machinery.
- 3
Clear materials from overhead spaces
Ask the technical team to remove any portable equipment or stored materials above access points in ceilings or overhead spaces.

FAQ
Questions about AC duct cleaning
Can you clean ducts without opening the false ceiling?
In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.
Is cleaning the room grilles enough on its own?
Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.
Do we need to leave the house while you clean and sanitise?
Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.
What if one room still gets less air than the others after cleaning?
Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.
Does duct cleaning improve how evenly the cold air spreads across rooms?
Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.
Do industrial particles clog the ducts quickly?
Yes, dust and fine particles from production and machinery enter the filters and ducts directly and accumulate far faster than in office buildings. Regular cleaning reduces blockages and maintains adequate airflow.
Does duct cleaning in the warehouse affect production?
We schedule visits outside production hours or during planned downtime. We can work with factory management to find the best time without impacting the line.
Does humidity from heavy machinery increase rust in the ducts?
Yes, humidity and heat from machinery and processes speed rust in metal ducts, especially if not cleaned for long periods. Regular cleaning removes deposits and mould and maintains the ducts.
How long does it take to clean ducts in a large warehouse?
It depends on warehouse size and duct system complexity. We survey the site first to map the ducts and plenums and estimate duration accurately before starting.
