When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Madinat Al Sultan features modern villas and mid-rise residential blocks with contemporary designs, most equipped with advanced centralised AC systems serving separate floors or wings. The nearby coastal environment and relatively clean streets mean less external dust load than industrial areas, but high humidity speeds mould and deposit growth in enclosed plenums. Suspended ceilings and tight spaces require careful access and cleaning, and we clean ducts and plenums only from existing entry points without any structural opening or modification.

Madinat Al Sultan is in south Jeddah, a modern residential district of villas and blocks with advanced centralised cooling systems.

Most modern villas and blocks here have thermally insulated ducts and optimised return plenums to minimise efficiency loss.

The AC setup in Madinat Al Sultan

  1. 1

Thermally insulated ducts from a central plenum

Modern villas and blocks use insulated ducts to reduce heat loss, improving system efficiency and even cooling.

  2. 2

    Grilles distributed in contemporary designs

Modern designs distribute grilles evenly and aesthetically, simplifying access and cleaning from within suspended ceilings.

  3. 3

    Optimised and robust return plenums

Modern systems use thicker, well-insulated return plenums to reduce noise, heat loss and mould.

Before the visit

Ensure the ceiling access panel can be opened

Check that the ceiling access panel to the space behind the suspended ceiling in hallways or the AC room can be opened easily.

  2. 2

Move furniture from under the main grilles

Move furniture and heavy items away from the main grilles so the team can work without hindrances.

Identify the return plenum location precisely

Help us locate the return plenum and central plenum precisely, especially in multi-storey villas.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning affect the villa's thermal insulation?

No, we use soft tools from inside and don't touch the insulation. Insulated ducts retain their original insulation after cleaning.

Does coastal humidity cause problems in new villa ducts?

Yes, high humidity even in new systems encourages mould growth in enclosed plenums. Periodic cleaning prevents buildup and maintains system efficiency.

Are modern grilles parallel to insulation or insulated themselves?

Designs vary; some are insulated, some are not. We check the design before the visit to handle it correctly without damaging the insulation.

How often should a new villa's ducts be cleaned yearly?

It depends on usage and location. We recommend an initial assessment by our team to determine the right frequency based on duct condition and mould presence.
