Clean ducts, no broken ceilings

AC duct cleaning in North Corniche

On North Corniche, where modern high-rises and hotels cluster, AC duct cleaning is essential because the central distribution network draws in sea dust and salt through every grille. Alrabih's team cleans the branches and return plenum without opening the ceiling, and covers your furniture before starting.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

North Corniche is home to tall residential and hotel towers with shared central AC systems serving dozens of rooms and flats from common distribution boxes. Proximity to the sea means salt spray and fine dust enter through outdoor intakes and settle in the ducts and filters faster than inland areas. Duct cleaning here improves air distribution between units and cuts the salt smell and excess moisture building up in indoor rooms.

North Corniche in Jeddah is a modern waterfront district of high-rise residential towers and luxury hotels with shared central AC systems.

Most residential and hotel towers here run one or more central systems with distribution boxes on the roof or in upper plant rooms.

The AC setup in North Corniche

  1. 1

Single central system with upper-level distribution box

Most towers use one central system distributing air through a box on the roof or plant floor.

  2. 2

Dual system with separate boxes for tower wings

Larger towers sometimes split the system into two wings with separate roof boxes.

  3. 3

High outdoor intakes exposed to salt and wind

The high outdoor intakes on the towers draw sea spray and salt air directly before filtration.

Before the visit

Before our visit in North Corniche

Coordinate roof access with tower management

Get prior approval from tower or hotel management for safe access to the boxes and intakes on the roof.

  2. 2

Identify all indoor grilles and return openings in your unit

Tell us where all supply and return grilles sit in your flat so the team can plan the cleaning route precisely.

  3. 3

Ensure filter access points and boxes are clear

Confirm that filter panels and nearby boxes are not blocked by furniture or obstacles before the visit.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does sea salt damage the ductwork in high-rises here?

Yes, sea salt spray enters through outdoor intakes and settles in the ducts where it reacts with moisture, accelerating metal corrosion and dirt buildup. Regular cleaning reduces that accumulation.

My flat is in a tall tower, does duct cleaning need the suspended ceiling removed?

No, we use the existing filter panels and grille openings to reach the ducts and plenum, the ceiling stays intact.

My unit smells strongly of salt after a while, could the ducts be the cause?

Very likely yes, because the ducts pull in salt spray from outside and trap it with moisture; cleaning them removes the deposits and odour.

The roof and outdoor intake boxes are hard to reach, how do you clean them?

We coordinate with the tower or hotel management for safe roof and box access, and this is part of our pre-visit planning.
