Clean ducts, no broken ceilings

AC duct cleaning in Obaid

In Obaid, south Jeddah, duct cleaning becomes essential in villas and flats with central AC because dust builds up quickly in the branch ducts and return boxes. Alrabih cleans the ducts and grilles through existing access points without disturbing your ceiling.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Obaid is a relatively modern residential district with spacious villas and apartment blocks that rely on central AC as the main system. The newer designs of these buildings allow sufficient space to run ducts horizontally beneath the ceilings, but the proximity to main roads and heavy traffic means dust and pollutants enter the system faster. Regular duct cleaning improves indoor air quality and cuts energy use.

Obaid is in south Jeddah, a modern residential district of spacious villas and apartment blocks served by central AC systems.

Most villas and flats in Obaid have horizontal metal ducts running beneath suspended ceilings, with central return-air boxes in hallways or corridors.

The AC setup in Obaid

  1. 1

Horizontal metal ducts beneath suspended ceilings

Modern villa and flat designs allow ducts to run horizontally, giving multiple access points through grilles for cleaning and inspection.

  2. 2

    Central return-air boxes in hallways

The return box typically sits in the main hallway or corridor and needs deep cleaning because it collects most of the household dust and pollutants.

  3. 3

Secondary ducts to each room and living area

Secondary branches run from the main box to each room, and each must be cleaned to maintain balanced air distribution.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning improve AC performance in older Obaid villas?

Yes, dirty ducts restrict airflow and strain the compressor. Cleaning restores performance and cuts electricity use.

In apartment blocks, can you clean ducts without bothering neighbours?

Yes, we work through existing grille openings without opening the ceiling, and the process is relatively quiet with no impact on neighbouring units.

Does dust from nearby main roads enter the ducts quickly in Obaid?

Yes, proximity to main roads increases dust and pollutant buildup. Periodic cleaning every year or two maintains air quality.

Does the central AC need to be switched off while you clean the ducts?

Yes, we disconnect the central unit during cleaning to ensure crew and equipment safety.
