Clean ducts, no broken ceilings

AC duct cleaning in Petromin

In Petromin, south Jeddah, AC duct cleaning is essential in the modern residential and administrative buildings that rely on centralised cooling systems. Dust accumulates inside the ducts quickly because of coastal humidity and airborne particles, and cleaning them improves air quality and cooling efficiency.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Petromin is a relatively modern district with multi-storey residential towers and administrative blocks, most supplied with centralised AC systems where a single duct serves several units. Modern construction means hidden ceilings and better thermal insulation, but the ducts trap dust and humidity more than independent units do. Duct and plenum cleaning ensures clean air reaches every room, especially in buildings that have never been cleaned or that are several years old.

Petromin lies in south Jeddah, a modern district of residential and administrative towers with unified centralised systems.

Most buildings here have metal ducts concealed behind suspended ceilings, with limited access points that require careful planning for cleaning.

The AC setup in Petromin

  1. 1

    Unified centralised duct system

Most towers here have one main duct that branches to multiple rooms, making cleaning simpler from a single entry point.

  2. 2

    Suspended ceilings with distributed grilles

Ducts are hidden behind suspended ceilings, and grilles are distributed evenly across each room providing multiple entry points.

  3. 3

    Central return-air plenum

Most residential towers have a shared return plenum that collects air from the flats, and this needs separate internal cleaning.

Before the visit

Before our visit in Petromin

  1. 1

Confirm team access to the suspended ceiling space

Check that the access door to the space behind the ceilings in the corridors or plant rooms can be opened easily before the visit.

  2. 2

Protect furniture and floors in advance

Although we use protective covers, ask you to move valuable furniture or cover floors in rooms with grilles beforehand.

  3. 3

    Identify the return-air plenum location

Help us locate the return plenum exactly, whether it's under the ceiling or in a plant room, as accessing it is essential for complete cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning really improve air quality in the flat?

Yes, most of the dust you feel comes from the ducts themselves, not just the filters. Cleaning the branches and return plenum removes the buildup you see on the grilles.

Could the cleaning damage our suspended ceilings?

We don't touch the ceilings at all. We enter through the existing grille openings and use specialist tools to clean from inside without any structural changes.

Does coastal humidity increase dirt buildup in the ducts?

Yes, high humidity speeds up dust and mould buildup in metal ducts, especially in suspended ceilings where ventilation is limited. Periodic cleaning keeps a moist environment from forming that would encourage microbial growth.

How many access points do you need to clean a building's ducts?

It depends on the duct layout and the number of branches. We survey the building first to map the existing access points and plan cleaning efficiently without opening new ones.
