Tabah in north Jeddah is home to modern villas with central ducted AC, where dust buildup in the distribution ducts cuts cooling efficiency and raises power bills. We clean the ducts from inside through the existing grille and return-air openings without altering your ceiling.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Tabah's villas are relatively modern and rely on central ducted networks feeding multiple rooms, with dust accumulating from airborne desert sand in the northern region and neglected filter changes. Interior duct cleaning restores full airflow and balanced distribution across rooms, and is especially important ahead of summer when the heat demands kick in hard.

Tabah lies in north Jeddah, a modern residential district of spacious villas with exposed roofs and gardens, regularly exposed to northerly winds.

Most villas here are fitted with a single central air-conditioning source and multi-branch duct networks distributing to different rooms.

The AC setup in Tabah

  1. 1

    Multi-branch central duct network

Tabah villas rely on a single central AC unit with ducts distributed across living rooms, bedrooms and kitchens.

  2. 2

    Outdoor air and return vents

Central units need outdoor fresh-air and return vents, both exposed to sand and dust infiltration from the surrounding environment.

  3. 3

Sealed dampers and filters in plenums

Central filters typically sit in sealed plenums, and neglecting to clean them accelerates dust buildup throughout the branch lines.

Before the visit

Before our visit in Tabah

  1. 1

Clear access to the grilles and return openings

Ensure the return-air grilles and plenum box (usually in the hallway or living room) are easily accessible before the team arrives.

  2. 2

Clear large obstacles from the rooms

Our team needs to move between rooms to clean different branches, so clear the main pathways of heavy furniture if possible.

  3. 3

Tell us where the central unit and filter are

The central unit and filter are often in a separate room or loft, so let us know their location before the visit to avoid delays.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does duct cleaning require removing the suspended ceiling?

No, we clean through the existing grille and return-air openings without removing or altering the ceiling at any point.

The northerly winds carry heavy sand, does that increase dust in the ducts?

Yes, the northerly winds and airborne sand infiltrate the ducts through the outdoor vents and intake, which is why seasonal cleaning before summer is especially important.

How much of the duct system typically needs cleaning in a villa with multiple rooms?

We clean the main ducts, branch lines, return plenum and grilles, all accessed from existing openings without raising the ceiling.

Will the cleaning affect our furniture and floors?

We cover your furniture and floors before we start to protect them from the dust and moisture that may come out of the ducts.
