Clean air from the duct

Duct cleaning & sanitising in Al Asalah

In Al Asalah, north Jeddah, duct cleaning is essential in the villas and residential blocks with central air. The humid, salty air accelerates mould and dust buildup in the channels, causing musty odours and health problems.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Asalah is a relatively modern residential area with spacious villas and mid-rise apartment blocks set among open spaces. Most of these properties have central AC systems running through multiple rooms, with distribution ducts routed through suspended ceilings or walls. The coastal humid air causes rapid mould and bacterial buildup in these long runs, especially if they have not been cleaned regularly.

Al Asalah lies in north Jeddah, a modern residential area blending luxury villas with mid-range apartment blocks.

Most villas and apartment blocks here have central ducting, with outdoor units mounted on villa roofs or the external walls of blocks.

The AC setup in Al Asalah

  1. 1

    Distributed central ducting system

Modern villas and blocks rely on a single central system distributing cool air through channels running in ceilings and walls to all rooms.

  2. 2

Suspended ceilings concealing the distribution channels

Most ducting is hidden behind suspended gypsum ceilings, requiring carefully placed access openings for thorough cleaning.

  3. 3

    Ducting reaching multiple rooms

The duct network branches to reach all bedrooms, living areas and kitchens, increasing channel length and opportunities for mould and dust accumulation.

Before the visit

Before our visit in Al Asalah

  1. 1

Identify access points to hidden ducting

Make sure you know where the duct access points are or check with the building's original engineer, then tell us the location before we visit.

  2. 2

Clear a safe space for equipment

We need clear space in the building's entry or near the ducting to place cleaning and sanitising equipment; make sure it is obstacle-free.

  3. 3

Notify building residents about the visit

If it is a residential block, notify neighbours in advance, as we may need access to shared roofs or corridors.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Villas here are large, do longer ducts collect more dust?

Yes, the longer central systems in villas trap more dust and mould, especially in high coastal humidity. A camera inspection shows the actual condition and whether cleaning is needed.

How do you reach ducts hidden inside suspended ceilings?

We open safe access points in the suspended ceiling, clean the ducts with specialist tools, then carefully reseal the points without damaging walls or decoration.

Does Jeddah's coastal air speed up mould buildup in the ducts?

Yes, the humidity and salt from the sea speed up mould and bacterial growth in the distribution channels. Sanitising after cleaning kills the microbes and delays regrowth.

The outdoor unit sits on the roof, does that affect how easily we can get the ducts cleaned?

Roof-mounted units do not affect internal duct cleaning. We confirm a safe access point to the ducts from inside the building before we visit.
