When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Ghadeer is an upmarket district of large modern villas with spacious interiors and lush landscaping around each property. The central AC systems here are sophisticated and extensive, with long ducts distributed across multiple floors and separate wings, plus interwoven drainage networks. Coastal humidity and salt accelerate mould and dust buildup in these lengthy ducts, demanding specialist equipment and deep understanding of complex distribution layouts.

Al Ghadeer lies in northern Jeddah, a district of expansive luxury villas with landscaped grounds and intricate central AC systems.

Upmarket villas in Al Ghadeer typically have a main central duct with branches distributed across multiple floors and wings, increasing duct length and cleaning complexity.

The AC setup in Al Ghadeer

  1. 1

Main central duct with multiple branches

Large Al Ghadeer villas typically have one main duct branching into several lines distributing air to different wings and floors.

  2. 2

Separate ducts for wings and floors

Some upmarket villas have completely separate duct systems for each wing or floor, allowing independent temperature control and distribution.

  3. 3

Multiple distribution points and scattered ceiling vents

Ducts distributed across large areas have multiple distribution points and scattered ceiling vents, requiring thorough inspection and cleaning throughout.

Before the visit

Before our visit in Al Ghadeer

  1. 1

Provide a system map or schematic

If available, prepare a schematic showing the main branches, wings, floors and outdoor units to guide our team.

  2. 2

Identify all inspection and access points

Mark all inspection points in drop ceilings, main ducts and different branches to speed up inspection and cleaning.

  3. 3

    Clear around the outdoor units

Ensure areas around outdoor units are clear of plants, furniture and obstacles for safe team access.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

The villa is very large with very long ducts, how long does the cleaning and sanitising take?

Time depends on duct length and buildup level, but inspecting and cleaning an intricate system in a large villa may take several hours. We give you an accurate estimate after the first inspection.

The villa has separate wings each with its own duct line, how do you handle that?

We inspect each wing and its branches separately, using advanced equipment to reach all branches and remote corners from the outdoor unit.

The villa is very close to the beach and humidity is very high, does this affect the ducts?

Yes, high humidity and salt-laden air greatly accelerate mould and bacterial growth in ducts. We recommend more frequent periodic cleaning and regular sanitising.

After cleaning, how do we keep the ducts and air clean?

We recommend regular AC operation, replacing air filters every 3 to 4 months, and maintaining moderate humidity in the villa to prevent mould regrowth.
