When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Huda is a relatively modern residential district in south Jeddah, most buildings are new villas and apartment blocks equipped with advanced central duct systems. The location in south Jeddah near the coast means high humidity that speeds mould and bacterial growth in ducts, especially in a system's early years before dust accumulates rapidly. Modern buildings here typically need duct inspection in the first year or two to remove construction dust and ensure there are no manufacturing defects.

Al Huda lies in south Jeddah, a district of modern villas and apartment blocks with advanced central AC systems.

Most new villas and blocks in Al Huda have modern central duct systems requiring regular inspection and cleaning.

The AC setup in Al Huda

  1. 1

    Modern central ductwork for villas

New villas in Al Huda are equipped with advanced ductwork efficiently distributing cooled air from an outdoor unit on the roof.

  2. 2

Advanced ductwork in modern apartment blocks

New apartment blocks need complex ductwork serving multiple floors from a carefully installed central fan chamber.

  3. 3

    Ductwork protected from coastal moisture

Modern Al Huda systems typically need extra insulation to protect against high coastal humidity.

If there have been any modifications to the original system or known building issues, tell us in advance so we avoid surprises during inspection.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

We have a new villa in Al Huda, do we need immediate duct cleaning?

Yes, cleaning the ducts right after construction removes construction dust and fine particles accumulated during the project; we recommend it before occupancy or within the first year.

Our modern duct system is complex, does it need special equipment to clean?

Modern systems need advanced inspection and cleaning equipment; we use small cameras and professional cleaning tools safe for the system.

The humidity in Al Huda near the coast, does it affect our new system?

Yes, high humidity can speed mould growth even in new systems, which is why we recommend periodic inspection every year or two to ensure the ducts stay mould-free.

How long does cleaning take in a new Al Huda villa?

It depends on system size, but most modern villas need a few hours to a full day, and we recommend agreeing a convenient time in advance.
