Clean air from the duct
Duct cleaning & sanitising in Al Manar
In Al Manar, east Jeddah, mid-rise residential blocks and apartment buildings share central or multi-unit AC systems. Dust and mould in the shared ductwork affect all residents, so duct cleaning and sanitising improves air quality for everyone.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Manar is a dense residential area of mid-rise buildings housing multiple flats served by unified or shared central AC systems, so air quality is a collective responsibility. The streets here are slightly tighter than Al Rimal but wider than old downtown, and closely spaced buildings reduce natural ventilation between units. Shared ductwork accumulates dust and mould quickly because each flat uses the system independently, and if one unit develops moisture problems, they spread to neighbours. Shared duct cleaning and sanitising here is essential to prevent odours and bacteria from spreading between flats.
Al Manar sits east Jeddah, a moderately dense residential area of mid-rise buildings with multiple flats.
Most buildings here have unified central ductwork or systems shared between several flats; shared ducts need regular cleaning to prevent odours and mould spreading between units.
The AC setup in Al Manar
- 1
Unified central ductwork serving multiple floors
Most buildings here have a single duct system feeding several floors or wings, with separate outlets for each flat or unit.
- 2
Shared ductwork between two or more flats
Some older buildings have ductwork shared between two adjacent flats, which requires coordination between residents during cleaning.
- 3
Main fans in the ground floor or roof
The main AC room is usually on the ground floor or roof, with ductwork spreading from there to the upper floors.
Before the visit
Before our visit in Al Manar

Identify the main AC chamber location
Confirm that the AC chamber or main ductwork is accessible, and let us know its exact location before the visit.
- 3
Turn off AC before inspection
Turn off the entire AC system before the team arrives, to avoid electrical hazards and ensure safe inspection.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
We share ductwork with the flat next door, does cleaning it help everyone?
Yes, shared ducts serve multiple flats, and cleaning and sanitising them improves air quality for all residents, but it needs coordination with the building management or other residents.
Moisture and mould from the neighbour's flat seep into ours, how do we fix it?
This happens in shared ducts; we clean the entire ductwork and sanitise it to remove the source, but it may also require checking each flat's individual drainage lines.
We want to clean the ducts but don't want to disturb neighbours, can it be done quietly?
Yes, camera inspection and specialised cleaning tools are low-noise, but we coordinate with building management and other residents to notify them of the work time in advance.
The building is old and the ductwork may not be well documented, how do you handle this?
We start by inspecting the ducts with a specialist camera to trace the tubes and connections, then coordinate with building management if we need additional information about the system layout.
