Clean air from the duct

Duct cleaning & sanitising in Al Najmah

In Al Najmah, north Jeddah, the hidden central ducting in residential buildings needs regular cleaning to tackle musty smells and mould. Alrabih's team inspects the ducts with a camera, removes buildup and sanitises the system before restarting it.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Najmah is characterised by medium-rise apartment blocks with central ducting shared across multiple flats in the same building, meaning dust and mould buildup affects air quality for several families at once. Coastal humidity and high heat speed up bacterial and mould growth especially in summer, and consecutive flats may need the visit coordinated with the building management or homeowners' association.

Al Najmah is in north Jeddah and comprises modern apartment blocks with unified central air conditioning between units.

Most Al Najmah blocks have central shared ducting between three to six flats, with one or two outdoor compressor units per building.

The AC setup in Al Najmah

  1. 1

Central shared ducting between multiple flats

Most Al Najmah blocks use a single shared duct system distributed to several flats in the same building.

  2. 2

    Single centralised temperature-control unit

The temperature-control unit is usually centralised on the building roof or in a separate plant room.

  3. 3

Distributed return vents in flat ceilings

Return and supply vents are distributed across ceilings and walls between flats, making ductwork accessible from several points.

Before the visit

Before our visit in Al Najmah

  1. 1

Coordinate with building management or association

Alert the building management or homeowners' association of the visit date and reason so neighbours in the block are informed.

  2. 2

Locate the central unit and main vents

Let us know where the main indoor unit and primary inspection ports are located in the building.

  3. 3

Avoid disturbing neighbours in connected flats

Since the ducting is shared, notify neighbours in connected flats and agree on a time that minimises disruption.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My flat is in a block, does duct cleaning need approval from the homeowners' group?

If the ducting is shared between several flats, it's best to notify the building management or homeowners' group in advance to coordinate the timing.

The shared ducting in my block will cleaning affect neighbouring flats?

Cleaning while the system is off does not affect other flats, but they may notice the sanitiser smell during sanitising if the vents are close by.

Jeddah's high humidity causes mould to return quickly after cleaning?

Yes, in coastal areas like Al Najmah, mould returns quickly, but regular cleaning and sanitising slow that process considerably.

Can you fit a new filter in the ducting after cleaning?

Yes, we recommend fitting a new filter of the correct type and size right after cleaning and sanitising.
