Clean air from the duct

Duct cleaning & sanitising in Al Naseem

In Al Naseem, central Jeddah's modern villas and residential blocks operate central AC systems with comprehensive ductwork. Coastal humidity, dust and mould accumulate in the channels quickly, so duct cleaning and sanitising maintains clean, healthy home air.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Naseem is a modern residential area with large villas and multi-storey apartment blocks, mostly designed with central AC distributed through comprehensive ductwork. Close coastal location and year-round high humidity accelerate mould, bacteria and salt accumulation on duct walls, especially in sections far from the outdoor unit. Large villas may have 15 or more duct branches, and residential blocks require careful coordination with management and residents to ensure safe operation.

Al Naseem sits in central Jeddah, featuring modern residential blocks and villas in a coastal area with humid climate.

Most homes and blocks here have central AC with expanded ductwork networks, and external outlets are typically on roofs or seafacing facades.

The AC setup in Al Naseem

  1. 1

    Expanded ductwork in spacious villas

Large villas in Al Naseem contain 15 or more duct branches, requiring comprehensive systematic inspection.

  2. 2

    Central systems in multi-storey blocks

Apartment blocks rely on one central unit distributing air through unified ductwork covering all floors and flats.

  3. 3

External outlets on roofs and seafacing facades

External outlets are on roofs and seafacing facades, requiring regular inspection due to direct salt and humidity exposure.

Before the visit

Provide a detailed sketch showing the outdoor unit location, all duct branches, internal vents and external outlets.

  2. 2

Secure safe access to roofs and elevated areas

Ensure roofs and seafacing facades are safe and accessible, and inform us of any safety restrictions or off-limit zones.

  3. 3

Coordinate with management and residents ahead

If an apartment block, coordinate with management a week ahead and notify residents, since shutting down central AC temporarily affects all flats.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Humidity is very high year-round here, are our ducts more prone to mould?

Yes, persistent humidity and salt from the sea greatly speed up mould and bacterial growth. Regular inspection and cleaning is essential to maintain clean air.

Our villa is very large with ducts reaching every room, how long does inspection take?

Inspection depends on villa size and branch count. We carefully examine each branch with a camera, which may take several hours in very large villas.

Does sea salt cause problems in metal ductwork?

Yes, salt causes corrosion and rust on metal duct walls. Cleaning and sanitising removes salt deposits and slows rust development.

In large residential blocks, does cleaning affect other residents' comfort?

We coordinate with management for a controlled temporary shutdown of the central unit, and schedule the work at convenient times to minimise disruption.
