Clean air from the duct
Duct cleaning & sanitising in Al Ruwais
In Al Ruwais, central Jeddah's modern villas and apartment blocks rely on full central ducted AC. Dust, mould and salt buildup in the channels affects air quality, so duct cleaning and sanitising restores clean, healthy air to the home.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Ruwais is a modern residential district featuring spacious villas and multi-storey apartment blocks, mostly equipped with central AC running complete ductwork. Close proximity to the sea, high humidity and salt-laden air accelerate mould and salt deposit buildup on duct walls, especially during humid seasons. Large villas may have extensive ductwork covering vast areas, requiring careful inspection of every branch. Residential blocks need tight coordination with management for safe access to external outlets and central units.
Al Ruwais is in central Jeddah, characterised by modern residential blocks and villas in an area with developed infrastructure and orderly streets.
Most homes and blocks here have central AC with comprehensive ductwork, and outdoor units are typically on roofs or in designated areas behind buildings.
The AC setup in Al Ruwais
- 1
Comprehensive and extended ductwork networks
Villas and blocks in Al Ruwais contain expansive ductwork networks efficiently distributing air, but needing careful inspection due to length and complexity.
- 2
Isolated outdoor units on roofs
Outdoor units are typically mounted on roofs in isolated areas, requiring safe access and coordination with building management.
- 3
Distribution vents spread across all rooms
Villas and blocks have numerous distribution and return vents in every room, increasing inspection and cleaning complexity.
Before the visit
Before our visit in Al Ruwais
- 1
Pinpoint outdoor unit and outlet locations
Tell us exactly where the outdoor unit, external outlets and main duct entry from the unit are located so we can plan efficiently.
- 2
Provide clearance for roof and restricted area access
Ensure the team has clearance for safe access to roofs and designated areas for outdoor units without legal or security obstacles.
- 3
Advance coordination with block management
If the property is an apartment block, coordinate with management at least a week ahead to notify residents, prepare the site and ready the central unit for temporary shutdown.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
The air from the AC smells odd, could it be the ducts?
Often yes. Mould, bacteria and salt accumulate in the ducts causing foul smells. Camera inspection pinpoints the cause precisely, and cleaning and sanitising removes the odour.
The villa is large and the ducts are long, how do you ensure thorough cleaning?
We inspect the full network with a small camera, identify all soiled areas, then clean each branch separately and systematically using powerful equipment.
Does coastal salt affect the equipment inside the ducts?
Yes, salt causes gradual corrosion of any metal equipment inside ducts and on the channel walls. Cleaning and sanitising removes salt deposits and prevents deterioration.
In apartment blocks, does duct cleaning affect other residents?
We coordinate with building management to temporarily shut down the central unit, and clean safely without affecting air quality in other flats.
