When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Sanabel is a mixed district south of Jeddah combining residential and commercial uses, with buildings ranging from old to new. Most have central AC or split units; existing ductwork faces high strain from heavy use and coastal humidity. Older blocks may lack comprehensive central ducting while newer developments rely on complex distributed systems. High strain, intense heat and humidity cause rapid mould and pollutant buildup.

Al Sanabel sits south of Jeddah, a mixed-use district with diverse building ages and designs combining residential and commercial space.

Older buildings here often lack central ducting, using split units instead, while newer developments have complex central systems needing regular cleaning.

The AC setup in Al Sanabel

  1. 1

Mix of older and newer central systems

Al Sanabel has older buildings with simple central systems and newer ones with complex systems, requiring careful assessment before cleaning.

  2. 2

    Uninsulated or partially insulated ducting

Many older systems here have uninsulated or partially insulated ducts, allowing moisture and pollutants to enter more easily.

  3. 3

Separate split units in older buildings

Some older buildings lack central ducting, relying instead on split units per shop or flat, requiring coil inspection and cleaning rather than ductwork.

Before the visit

Before our visit in Al Sanabel

  1. 1

Identify the system type and actual ducting present

Confirm whether central ducting actually exists or if there are only split units, and tell us where any central or outdoor unit is located.

  2. 2

Coordinate with shop owners if the building is commercial

If the building mixes shops and flats, inform all parties of the cleaning time and expected duration to avoid clashing with shop hours.

  3. 3

Prepare safe access and parking for equipment

In old mixed-use buildings, designate safe parking for the team and equipment away from foot traffic and shop goods movement.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My old building mixes different shop types, can you handle this mixed-use setup for duct cleaning?

Yes, we work with mixed and older systems in Al Sanabel. We coordinate with shop owners and flat residents on cleaning time and duration based on each system type.

Some shops are food, some are mechanical, can odours and pollutants spread through shared ducts?

Yes, if ducts are shared, odours and pollutants spread easily. Thorough cleaning and sanitising removes these contaminants and improves air quality in each shop.

South Jeddah's intense summer heat, how does it affect the ducts?

Extreme heat and continuous system use accelerate pollutant and mould buildup in ducts. More frequent periodic cleaning may be necessary here than in other Jeddah areas.

My building has old split units, not central ducting, does your cleaning apply?

Duct cleaning applies to central and ducted distributed systems. If you have only old split units without central ducting, our service focuses on cleaning the coils of the units themselves.
