Clean air from the duct

Duct cleaning & sanitising in Al Shama'il

In Al Shama'il, north-east Jeddah, duct cleaning and sanitising removes stale odours and mould from central AC systems in modern villas and apartment buildings. We use a camera to inspect the ducts and clean and disinfect them before restart.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Shama'il is a relatively modern district with spacious villas and contemporary apartment buildings on orderly streets. Most newer buildings here have complex central AC systems extending over multiple floors or units. Coastal humidity and lack of natural air exchange in sealed buildings speed up dust and mould accumulation inside the ducts. Regular duct cleaning is essential in these modern, tightly sealed buildings.

Al Shama'il lies in north-east Jeddah, a modern district of contemporary buildings close together with orderly urban planning.

Most modern apartment blocks in Al Shama'il have branched central duct systems serving multiple residential units or floors from a single distribution area.

The AC setup in Al Shama'il

  1. 1

Complex central ducting for multiple residential units

Modern blocks in Al Shama'il have branched duct networks distributing cool air to dozens of flats from a single outdoor unit.

  2. 2

Modern villas with dedicated duct systems

New villas in Al Shama'il typically have dedicated central ducts per villa with independent temperature control.

  3. 3

Ducting with central air handling units

Some modern blocks have central air handling units on roofs or in plant rooms, adding complexity to duct cleaning.

Before the visit

Before our visit in Al Shama'il

  1. 1

Identify all duct openings in the unit or villa

Tell us about all supply and return openings in the unit or villa before the visit to speed up cleaning.

  2. 2

Ensure team access to the air handling unit

If the air handling unit is on the roof or in a locked plant room, tell us and have access keys ready.

  3. 3

Clear space for the vacuuming and sanitising equipment

Cleaning and sanitising equipment needs clear space around duct openings and the outdoor unit, ensure there are no obstructions.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

The building is new and the ducts have never been cleaned, when should we start?

We recommend cleaning the ducts early in the system's life, especially if you notice odours or dust. New ducts may contain construction debris and accumulated moisture.

The building is tightly sealed and windows are rarely opened, does the duct get dirtier?

Yes, modern sealed buildings need proper ventilation through the ducts. Moisture and mould build up quickly in tight systems, especially in coastal Jeddah.

Odours from the ducts get worse in summer, why?

Heat and humidity in summer speed up bacterial and mould growth inside the ducts. Condensation and trapped moisture create an ideal environment for microbial growth.

The apartment block's duct runs are very long, does cleaning cover all of it?

Yes, we use powerful air vacuums and flexible rods to clean long runs. We inspect the ducts with a camera after cleaning to confirm debris removal.
