When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Buildings here are taller and newer than old-town districts, housing hotels, offices and residential flats spread over multiple storeys, all fed by a single central duct network. This means dust and humidity accumulate quickly in long runs, especially on upper floors where pressure drops. Regular duct cleaning ensures even air distribution across all levels and reduces strain on the central AHU.

Al Baghdadiyah Al Sharqiyah sits in central Jeddah, a mix of modern residential blocks, hotels and commercial offices.

Most buildings here are high-rise with central ductwork, and the main outdoor unit (chiller or rooftop package) typically sits on the roof or in a plant room.

The AC setup in Al Baghdadiyah Al Sharqiyah

  1. 1

Central branching ductwork from the plant room

The system starts from a horizontal or vertical unit in the plant room and branches through the building via an upper plenum or underfloor run to each floor's outlets.

  2. 2

Central chiller for larger residential towers

Tall buildings here often use a central water chiller to cool air distributed via ductwork, especially hotels and upmarket residential blocks.

  3. 3

Ceiling outlets and air leakage in upper floors

Upper floors suffer from weaker air pressure, and small duct leaks may reduce efficiency as you climb the building.

Before the visit

Before our visit in Al Baghdadiyah Al Sharqiyah

  1. 1

Obtain the ductwork schematic from management

Ask the building manager for a schematic or photo of the main duct runs so we understand the scope and can identify start and end points.

  2. 2

Agree on working hours with building management

Scheduling is essential because duct cleaning may affect tenant comfort or hotel guests, especially on lower floors during work.

  3. 3

Confirm access to the plant room and roof

Verify that the plant room door can be opened and the roof is safely accessible to reach the outdoor unit and upper outlets before visit day.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should the building's ductwork be cleaned?

It depends on the building's use and how much dust and humidity the ducts are exposed to. An annual inspection tells you whether cleaning is urgent or can wait until the next season.

Must we shut down the system while you clean?

Not necessarily. We can clean duct sections gradually while the system runs at partial capacity, but coordination with building management beforehand is essential to pick the best times.

Does coastal humidity and salt air damage the ductwork?

Yes, Jeddah's coastal humidity increases moisture buildup inside the ducts and promotes mould growth. Regular cleaning prevents that accumulation and slow corrosion of the metal.

Does having a sealed plant room make cleaning more complicated?

No, but it needs coordination with the building's maintenance staff or management for safe access to the plant room beforehand and to check that the inlet and condensate outlet do not cause issues during work.
