Commercial duct cleaning

Central AC duct cleaning in Al Falah

Al Falah in eastern Jeddah features villas and mid-sized residential buildings with central AC distributed through ceilings and hallways. Dust buildup in ducts reduces cooling efficiency and raises power consumption.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Falah is a mixed residential zone of modern villas with private gardens and mid-rise apartment buildings, most with central AC systems running through ceiling and hallway ducts. The eastern location and ongoing expansion mean dust and sand regularly enter through external vents, especially during windy seasons. Duct cleaning here improves even airflow between villa and flat rooms and reduces strain on the fans.

Al Falah lies in eastern Jeddah, a mixed residential zone of modern villas and mid-sized apartment buildings.

Most villas and buildings here use small to medium AHU units connected to horizontal ducts in false ceilings.

The AC setup in Al Falah

  1. 1

    Horizontal ducts in false ceilings

Most villas and buildings have ducts distributed horizontally beneath false ceilings, which makes access for cleaning via inspection panels straightforward.

  2. 2

    Small AHU units on roofs

Central units are usually placed on villa and building roofs to save indoor space.

  3. 3

External intakes in walls and roofs

Intakes are distributed in villa and building walls and the roof, directly exposed to outdoor dust and sand from winds.

Before the visit

Before our visit in Al Falah

  1. 1

Agree on a convenient time with the villa owner

Set a visit time that suits the villa owner so they can coordinate with our team and grant access to roofs and private areas.

  2. 2

Ensure access to the roof and external intakes

Check that the roof and external intakes are safely accessible, and that any doors or locks are open before our team arrives.

  3. 3

Inform neighbours if work affects shared facilities

If the villa or building is close to neighbours, inform them in advance that duct cleaning may produce light noise from suction equipment.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Our new villa has central ducts, when do we need the first cleaning?

We suggest a duct check after a year of regular use, especially if there is construction or expansion nearby. If you notice weak cooling or odd smells, inspection may be needed sooner.

How do you access the villa through the garden and grounds?

We agree in advance on the best route to the roof and external intakes, and we respect the villa's garden and private grounds during work.

Eastern winds bring a lot of sand, does it enter the ducts quickly?

Yes, external intakes easily collect sand during windy seasons, which increases the need for regular duct cleaning to maintain performance.

Does duct cleaning lower the home's electricity bill?

Yes, clean ducts improve airflow and reduce fan strain, which lowers energy use especially during hot summer months.
