Commercial duct cleaning
Central AC duct cleaning in Al Kawthar
In Al Kawthar east of Jeddah, factories and large warehouses rely on extensive central AC systems to distribute cool air. Duct cleaning restores cooling efficiency and reduces energy consumption in heavy operations.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Kawthar is an extensive industrial and commercial zone with large factories and warehouses needing powerful central AC systems to cool vast spaces. Industrial dust, coastal salt and high humidity accumulate fast on duct walls, reducing distribution efficiency and straining the motor. Duct cleaning in these facilities requires heavy equipment and industrial system experience, with coordination with factory and warehouse management to avoid disrupting production or storage.
Al Kawthar is an extensive industrial and commercial zone east of Jeddah, with large adjacent factories and warehouses.
Most industrial buildings here have large central AC systems with oversized metal ducts serving vast production floors.
The AC setup in Al Kawthar
- 1
Large central systems with extensive metal ductwork
Factories and warehouses need strong, large-gauge metal ducts to distribute cooling evenly across vast production floors.
- 2
Large external vents exposed to salt and industrial dust
Large external vents attract coastal salt and industrial dust from the street and neighbouring production processes.
- 3
Extended humidity drainage for large water volumes
High humidity and production processes generate large water volumes, requiring extended drain outlets and regular maintenance.
Before the visit
Before our visit in Al Kawthar
- 1
Coordinate with factory or warehouse management on maintenance timing
Schedule cleaning away from production hours and sensitive operations, preferably on weekends or scheduled maintenance days.
- 2
Ensure access to large ducts and central hubs
Factories may have ducts in high or enclosed areas; check that ladders and safety equipment are available and that management approves access.
- 3
Identify production areas requiring priority cooling
Ask management about temperature-sensitive areas (cold storage rooms or production lines), to focus cleaning on their serving ducts.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Will duct cleaning disrupt daily production and operations in the factory?
Yes, cleaning requires staged stoppages, so we coordinate with factory management to schedule during maintenance windows or quiet periods.
Industrial dust and salt accumulate very fast, how do we prevent this?
Regular cleaning and good filters reduce buildup, but the coastal industrial environment requires closer, more frequent maintenance than residential buildings.
Does industrial dust harm air quality for workers in the factory?
Yes, dust in ducts reduces air quality and can cause respiratory issues for workers, so regular cleaning is important for workplace safety.
Does cooling efficiency improve noticeably after duct cleaning in the factory?
Yes, duct cleaning restores airflow and distribution, reducing energy consumption and improving temperatures across production areas.
