Commercial duct cleaning
Central AC duct cleaning in Al Khaleej
Al Khaleej in the north has modern residential buildings and administrative complexes, most equipped with central AC. Duct cleaning restores the efficiency of cool air distribution across floors without halting the entire system.
- Live cleaning
- Coils and trunks
- Resealed access

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Khaleej comprises medium-rise residential buildings with offices and commercial services, served by central AC systems distributing coolness across multiple floors. Dust and humidity from outdoor air accumulate in ducts and coils over time, especially during hot summer months, reducing airflow and raising compressor loads. Duct cleaning in these buildings needs coordination with building management because offices and flats rely on cooling throughout the workday.
Al Khaleej is in northern Jeddah, a district of modern residential and administrative buildings with central cooling systems.
Most buildings here use one or two AHU systems distributed across 8 to 12 floors, with main ducts and secondary branches.
The AC setup in Al Khaleej
- 1
One or two AHU systems for all floors
Medium buildings here use one or two main air handlers on the ground floor or roof, with ductwork extending to all floors.
- 2
Vents in hallways and on each floor
Outlets are distributed in central hallways and common areas, with additional vents in larger offices and flats.
- 3
Flexible ductwork with thermal insulation
Part of the secondary ductwork is flexible and insulated to reduce cooling loss and ease routing between floors.
Before the visit
Before our visit in Al Khaleej
- 1
Confirm the main air handler location
Confirm with building management where the air handler unit is located (roof or ground floor), and ensure safe access to it.
- 2
Agree on a time that doesn't disrupt routine
Choose an evening or weekend time if possible, or agree with management on specific hours that do not disturb staff and residents.
- 3
Clear hallways and common spaces
Ask management to keep hallways and access spaces clear of obstacles on the visit day.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
When the duct is cleaned, will offices and flats lose cooling?
We work on duct sections gradually, so cool airflow remains active on most floors throughout the cleaning.
Our summer is very hot, does this affect the ducts?
Yes, intense heat and humidity increase dust and moisture buildup inside the duct, reducing airflow and raising electricity use.
How do you avoid disturbing residents and staff during cleaning?
We agree with building management on a suitable schedule, choosing times when occupancy is lower or after formal working hours.
After cleaning, how do you confirm airflow has improved?
We visually inspect the ductwork and coils, and measure airflow velocity from outlets on several floors to confirm efficiency is restored.
