Commercial duct cleaning
Central AC duct cleaning in Al Marsa
In Al Marsa, south Jeddah, office buildings, hotels and service facilities rely on central ductwork exposed to coastal salt and humidity. Alrabih's team cleans the ducts, coils and plenums of deposits and mould from the marine environment.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Marsa is a coastal district near the sea, with hotel complexes, office buildings and large commercial plazas all using centralised AC systems. High humidity and sea salt in the air accelerate mineral deposits and mould in the ducts and coils, cutting efficiency and causing foul smells. Network cleaning here is not optional but regular necessity, as the coastal setting demands a shorter cleaning cycle.
Al Marsa, south Jeddah, is a coastal district holding hotels, commercial complexes and major service facilities near the sea.
Most commercial and hotel buildings here use large-capacity central condensing units serving very extensive rental spaces.
The AC setup in Al Marsa
- 1
Large-capacity central ductwork for extensive commercial spaces
Hotels and commercial complexes in Al Marsa use very large-capacity ductwork to serve hundreds of units from a single central unit.
- 2
Cooling coils exposed to coastal humidity and mould
Coils here are constantly exposed to coastal humidity and sea salt, requiring intensive periodic cleaning to prevent mould growth.
- 3
Large distribution plenums with moisture accumulation points
Large plenums in these buildings have moisture and salt accumulation points that need regular draining and cleaning.
Before the visit
Before our visit in Al Marsa
- 1
Ask the hotel or complex to close external intake vents temporarily
Closing external intake vents during cleaning reduces fresh salt entering and speeds cleaning effectiveness.
- 2
Prepare a power socket near the main condensing unit
Moisture and mould cleaning equipment needs adequate power near the main plenums and coils.
- 3
Ensure easy access to drainage and cleaning points
Confirm that drainage and cleaning points in plenums and coils are unobstructed and accessible before the visit.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Does sea salt cause metallic deposits in the ducts, is that common here?
Yes, Al Marsa's coastal environment causes rapid buildup of mineral deposits and salt on duct walls and coils, reducing system efficiency.
High humidity causes foul smells in the AC, how do you fix that?
Humidity and salt speed mould growth, and we remove it completely from ducts, coils and plenums, then apply a treatment to slow regrowth.
Do the salts damage your cleaning equipment?
Our cleaning equipment is designed to withstand coastal environments, but regular duct cleaning protects the entire system from cumulative damage.
How often should ducts be cleaned yearly in Al Marsa because of the salt?
This depends on outdoor air exposure and deposit severity, and a site assessment by our team will set the best cleaning cycle for your building.
