Commercial duct cleaning

Central AC duct cleaning in Al Mawaddah

In Al Mawaddah, east Jeddah, modern villas and residential compounds run advanced central AC systems with long insulated ducts. Over time, dust and moisture accumulate in these ducts, weakening efficiency and potentially spreading damp and mould. Alrabih's team cleans main trunks, coils and plenums without shutting the whole system down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Most Al Mawaddah buildings are recently built, family-oriented with spacious villas on large plots, high ceilings and advanced central AC systems. The ducts in these homes run horizontally and vertically through insulated walls and suspended ceilings, and dust and moisture accumulate slowly but steadily because of the coastal climate. Periodic duct cleaning in Al Mawaddah maintains indoor air quality and reduces strain on the condenser and central unit.

Al Mawaddah lies in Jeddah's east sector, a modern and secure residential district of contemporary villas and planned compounds.

Most Al Mawaddah villas are fitted with central AC systems and thermally insulated ducts distributed across multiple storeys.

The AC setup in Al Mawaddah

  1. 1

Central system with insulated ducts across multiple storeys

Al Mawaddah villas rely on a single central unit and thermally insulated ducts extending across multiple storeys.

  2. 2

Rigid main ducts and flexible branches within walls

Main ducts are rigid and usually in the base or below-slab, whilst flexible ducts lie within walls and suspended ceilings.

  3. 3

    Central and room-level balance dampers

Most modern villas have balance dampers at the central point and at each room outlet to adjust distribution.

Before the visit

Before our visit in Al Mawaddah

  1. 1

Ensure easy access to the central unit

The central unit is usually in a closed plant room or on the lower storey, ensure the door can be opened easily.

  2. 2

Identify suspended ceiling access points in advance

If you know where the suspended ceiling access points are, tell us before the visit to speed up the work.

  3. 3

Clear space around main distribution points

Ensure the space around the central unit and main ducts is clear of furniture or obstacles.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The coastal climate increases humidity in the ducts, does that cause mould?

Yes, high humidity near the coast speeds up mould growth inside ducts. Regular cleaning removes moisture and mould before they spread.

How often should a villa's ducts be cleaned per year?

This depends on usage and local climate. We assess duct condition on the visit and advise you on the right frequency.

Does opening the suspended ceiling for cleaning leave marks or damage?

We open panels carefully and reset them so there is no visible mark, though faint lines may show if the panels are old.

Does duct cleaning affect the electricity bill?

Yes, clean ducts improve system efficiency and reduce extra work on the central unit, which may lower electricity consumption over time.
