Commercial duct cleaning

Central AC duct cleaning in Al Mu'ailiyah

In Al Mu'ailiyah, north-east Jeddah, central AC systems serve spacious villas and multi-storey residential blocks. Lack of routine duct maintenance causes dust and moisture to accumulate, reducing ventilation and raising energy consumption.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Mu'ailiyah is a mixed district with spacious villas, modern residential blocks and commercial projects, each with its own or shared central system. The wider spacing between buildings and more regular roads than central areas make heavy equipment access easier. However, large central systems have long ductwork and hefty cooling coils where dust and fibres accumulate from the desert climate and red winds. Regular duct cleaning keeps distribution efficient and protects indoor air quality.

Al Mu'ailiyah sits in north-east Jeddah, a mixed district of spacious villas, modern blocks and diverse commercial projects.

Large villas here often have a separate central duct system per floor, while blocks use one unified system serving multiple units.

The AC setup in Al Mu'ailiyah

  1. 1

Separate duct system per floor in large villas

Spacious villas here may have separate central AC systems per floor, requiring multi-system cleaning.

  2. 2

Unified duct system for residential blocks

Al Mu'ailiyah's residential blocks typically use one duct system serving all flats in the building.

  3. 3

Large cooling coils in spacious AHUs

Large central systems have extensive cooling coils where substantial dust and moisture accumulate.

Before the visit

Before our visit in Al Mu'ailiyah

  1. 1

Inform the owner of the cleaning schedule

If a villa, agree with the owner on cleaning times. If a block, notify management of the sectional schedule.

  2. 2

Ensure access to plant room and duct openings

Confirm the plant room is unlocked and duct openings and false ceilings (if any) are easily accessible.

  3. 3

Identify parking and heavy equipment route

Agree with the team on parking near the main entrance and a route for heavy equipment that avoids landscaping or pathways.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Large villas here have separate duct systems per floor; how do you clean them all?

We work section by section, cleaning each floor's system separately, and coordinate with the villa owner on cleaning times to minimise disruption.

Buildings here are more spaced out; is equipment delivery easier than in other districts?

Yes, regular roads and wider entrances let us bring larger equipment more easily. However, we arrange parking and the equipment route with the owner before the visit.

Do the red winds and aridity increase dust and fibres in the ducts?

Yes, the dry climate and red winds push large quantities of particles into the long ductwork in villas and blocks here.

Does moisture in the ducts cause mould and odours; how do you handle that?

We clean the cooling coils and surrounding plenums of moisture and mould, and ensure proper water drainage from the AHU.
