When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Muzaira'ah is characterised by spacious villas on large plots and upscale residential buildings with high-quality central AC systems. Luxury villas often have multiple floors and complex interiors, requiring intricate, multi-level ductwork. Dust and humidity accumulate in the ducts due to hot, humid outdoor air, affecting cooling efficiency and temperature balance between floors and wings. Duct cleaning here demands expertise in handling complex systems and working on high roofs and spacious interiors.

Al Muzaira'ah is in northern Jeddah, a district of luxury villas and upscale apartments with advanced cooling systems.

Luxury villas here typically use multiple AHU units to distribute cooling across separate floors and wings, with smart control systems.

The AC setup in Al Muzaira'ah

  1. 1

Multiple AHU units in distributed system

Luxury villas use separate air handler units for each floor or wing, with main ducts and multiple branches.

  2. 2

Flexible, well-insulated ducts with high performance

Upscale systems use high-quality flexible insulated ducts to minimise cooling loss and noise, especially between floors.

  3. 3

Smart control system with distributed temperature sensors

Most luxury villas have temperature sensors in multiple rooms and smart systems that automatically adjust distribution.

Before the visit

Before our visit in Al Muzaira'ah

  1. 1

Obtain complete schematic of the duct system

Ask the engineer or villa owner for a complete duct system diagram showing unit locations, branches and vents on each floor.

  2. 2

Ensure safe access to all service points

Pre-identify all duct access points for inspection and cleaning, and confirm the roof and upper spaces are safe for work.

  3. 3

Clarify smart control equipment and sensor locations

Tell us where the smart control panel and temperature sensors are located, to avoid dust exposure during cleaning.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

My villa has a very complex duct system, can you handle multi-floor systems?

Yes, we handle complex multi-level systems and map the entire ductwork before cleaning to ensure all sections are covered.

Cooling is uneven between the upper and lower floors of my villa, is that normal?

It may be due to dirt accumulation in duct branches or unbalanced airflow between floors, and duct cleaning helps restore balance.

My villa is near the coast, do sea pollutants affect the duct?

Yes, salt and pollutants from sea air accumulate in the ducts and coils, reducing airflow and requiring deep cleaning.

Do smart systems need recalibration after cleaning?

After duct cleaning, we may check air sensor readings and adjust smart control settings to ensure the system operates efficiently.
