When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nuzha is a mixed-use district in central Jeddah, with older and newer residential buildings, plus multi-purpose commercial blocks. Duct networks in these buildings vary by age: older ones may have simple systems prone to rust and corrosion, newer ones advanced systems. Humidity from dense commercial and residential areas increases dust and moisture accumulation, and regular cleaning is vital for performance, especially in commercial buildings under intensive pressure.

Al Nuzha lies in central Jeddah, a mixed-use district of residential and commercial buildings with varied AC systems.

Residential buildings use medium-sized AHU systems, while commercial buildings often have larger and more complex systems.

The AC setup in Al Nuzha

  1. 1

Medium-sized AHU systems in residential buildings

Residential buildings in Al Nuzha typically have one or two AHU units serving multiple flats, with ductwork distributed across several floors.

  2. 2

Large and complex systems in commercial buildings

Commercial and mixed-use buildings often have multiple large AHU units and complex ductwork serving different floors and shops.

  3. 3

Older ductwork prone to rust in older buildings

Some of Al Nuzha's older buildings may have simple metal ductwork affected by rust and corrosion from humidity and age.

Before the visit

Before our visit in Al Nuzha

  1. 1

    Coordinate with management and tenants

Inform building management and tenants of the visit date and nature of work; confirm approval especially if shops or offices are operating during the visit.

  2. 2

Locate all AHU units and main ductwork

Larger buildings may have multiple AHU units in different locations, so identify each one and the main duct routes before the visit.

  3. 3

Prepare safe access and necessary connections

Ensure all plant rooms are unlocked and safely accessible, provide a safe power outlet and water point if available, and identify a safe drainage route.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

What is the difference between cleaning a residential and commercial building's ducts in Al Nuzha?

Commercial buildings operate under higher usage pressure and longer hours, so they need more comprehensive cleaning and may require evening or off-hours work. Residential buildings may need less frequent cleaning.

In older Al Nuzha buildings, could old ductwork be damaged during cleaning?

Older ductwork may be weaker from rust and corrosion, so we use careful, low-pressure techniques and inspect the duct first to ensure it is safe.

Do humidity and mould occur more in mixed-use buildings?

Yes, mixed-use buildings with shops, offices and flats experience higher humidity due to intensive use and varied ventilation, so mould forms faster in ducts and coils.

Can cleaning fit the working hours of shops and offices?

Yes, we coordinate with building management and tenants to find mutually suitable times, and we can work outside business hours if needed.
