Commercial duct cleaning
Central AC duct cleaning in Al Rabiyah
In Al Rabiyah, south of Jeddah, modern apartment blocks and villas spread across larger plots, with central AC systems widespread in both. Duct cleaning restores distribution efficiency after years of dust and humidity buildup.
- Live cleaning
- Coils and trunks
- Resealed access

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Rabiyah is a developed residential area with villas on large plots and apartment blocks of 4 to 6 storeys, each often with its own central AC system. Coastal humidity and fine dust from roads collect in the ductwork quickly, cutting airflow to distant rooms and forcing the AHU to work harder. Systematic duct cleaning here requires permission from the complex management or villa owner and careful coordination to avoid disrupting residents.
Al Rabiyah lies in south Jeddah, a modern residential area mixing villas and apartment blocks on relatively open land.
Most central systems here serve a single villa or apartment block without subdivision, which makes thorough duct cleaning straightforward.
The AC setup in Al Rabiyah
- 1
Single unified system with separate plenum
Most Al Rabiyah villas and blocks have one AHU in a ceiling or mechanical room, with a main duct branching to each room.
- 2
Insulated ductwork in floor and ceiling
Ductwork is typically routed between ceilings or below ground floor, and insulated to maintain temperature control.
- 3
Distribution vents in each room
Supply and return vents are distributed across all rooms, and debris in them visibly reduces airflow from the outlets.
Before the visit
Before our visit in Al Rabiyah
- 1
Approval from the complex or villa owner
If the villa is in a compound, notify the management beforehand. If it's a standalone villa, inform the owner of the proposed visit time.
- 2
Ensure safe access to roof and ground floor
Verify there is a safe ladder to reach the roof and that the mechanical room or AHU location is easily accessible.
- 3
Locate the AHU and main ductwork
Tell us where the AHU is located and which direction the main duct runs, so we can plan the cleaning route quickly on arrival.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Will duct cleaning reduce the villa's electricity bills?
Duct cleaning improves airflow, so the system runs more efficiently and the fan doesn't needlessly work at high speed. Savings depend on how clogged the ducts were and your usage habits.
Most of my ductwork is in the ground floor and on the roof, how do you reach it?
We need permission to access the ground floor and safe rooftop access. Make sure beforehand there is a safe ladder or stairway to reach the duct openings on the roof.
The coastal humidity is close by, does it affect the ductwork?
Yes, coastal humidity accelerates mould growth and light corrosion on aluminium and steel, and moisture buildup in ducts cuts heat exchange efficiency. Regular duct cleaning is essential here.
How long does it take to clean a villa's single central duct system?
It depends on the villa's size, duct length and debris volume. We determine the timeframe after a brief system inspection visit.
