Commercial duct cleaning

Central AC duct cleaning in Al Ruhaili

In Al Ruhaili, north-east Jeddah, modern warehouses and factories rely on large, powerful central AC systems. Alrabih's team cleans distributed ducts and coils to restore cooling efficiency in large industrial and commercial buildings.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Al Ruhaili is a modern industrial and commercial zone stretching north-east Jeddah, housing large warehouses, light factories and production sheds. These industrial buildings typically lack good thermal insulation and have very high ceilings, requiring large, powerful central AC systems. Production dust, raw materials and ongoing construction enter the ducts rapidly, cutting efficiency sharply and raising energy use. Coordination with factory and warehouse managers is essential because cooling shutdown may affect product safety or productivity.

Al Ruhaili sits in north-east Jeddah, a modern industrial and commercial zone of large warehouses and light factories with high ceilings.

Most Al Ruhaili warehouses and factories have rooftop package units or large cooling systems, with ducts distributed horizontally across vast floor areas.

The AC setup in Al Ruhaili

  1. 1

    Rooftop or side-mounted package units

Most large warehouses and factories have powerful central AC units mounted on the roof or exterior wall, with ducts branching to vast interior spaces.

  2. 2

Ducts distributed horizontally across long distances

Ducts run horizontally along the high ceiling of the warehouse or factory, spanning vast distances and increasing dust accumulation surface area.

  3. 3

Large cooling coils in a single central unit

The main cooling unit (AHU) is very large with substantial coils needing careful cleaning because of the heavy load on the system.

Before the visit

Before our visit in Al Ruhaili

  1. 1

    Schedule maintenance times with management

Coordinate with us and warehouse management on cleaning times that do not clash with production or sensitive activities, especially if products need continuous cooling.

  2. 2

Provide safety equipment and access scaffolding

Ensure the warehouse provides safe scaffolding or lifting equipment to access rooftop units and high ducts, and that safe clearances are available around work points.

  3. 3

Request the complete central system schematic

Get a full drawing or description of the duct system and central units before the visit, including main branch count and filter and coil locations.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Production and storage raise dust and debris in the warehouse, does it accumulate faster in the ducts?

Yes, production dust and raw materials enter the ducts faster than in ordinary commercial buildings. This cuts flow and efficiency sharply, requiring more frequent cleaning.

The warehouse is huge with very high ceilings, how do you reach the units and ducts?

We use specialist safety equipment and scaffolding to reach rooftop units and high ducts. We coordinate with warehouse management on safe working times without affecting productivity.

Stopping the AC may affect product safety, how do you handle this?

We clean duct sections sequentially without a full shutdown, so partial cooling keeps running. We agree with management on a safe work plan beforehand.

The central AC consumes huge power, does duct cleaning lower the bill?

Yes, duct dust greatly increases the load on outdoor units. Cleaning restores full flow, so running hours and consumption drop noticeably.
