Commercial duct cleaning

Central AC duct cleaning in Al Sahil

In Al Sahil on Jeddah's south coast, modern hotels and high-rise residential buildings rely on extensive central AC systems spanning multiple floors and wings. Cleaning the ductwork of accumulated dust restores distribution efficiency without shutting down the entire service.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Sahil's buildings are relatively new and tall, with complex central AC systems running horizontally and vertically across multiple floors and hotel wings. Coastal salt and humidity speed up dust and salt buildup on the ductwork's inner surfaces, reducing airflow and straining the motor. Duct cleaning requires staged purging of sections to keep the hotel or building running without interruption.

Al Sahil is a modern district on the Red Sea coast south of Jeddah, characterised by hotel towers and tall residential buildings.

Most systems here are centralised with large air-handling units serving multiple floors, with extensive ductwork requiring periodic maintenance.

The AC setup in Al Sahil

  1. 1

Extended central system with multi-floor ductwork

Hotel towers and tall residential buildings need extended ducts running vertically and horizontally, accumulating more dust and salt over longer distances.

  2. 2

    Large centralised air-handling units

Large central AC hubs serving multiple floors and wings need periodic cleaning of evaporator coils and baffles.

  3. 3

Return air plenums and distribution outlets

Plenums and outlets accumulate coastal dust and salt quickly, needing separate cleaning to ensure balanced distribution.

Before the visit

Before our visit in Al Sahil

  1. 1

Identify the priority ducts and weak-flow sections

Tell us before the visit which wings or floors are suffering from poor ventilation, so we focus cleaning on the most critical sections.

  2. 2

Confirm access to the air hubs and main ductwork

Check that the central AC rooms and main ducts are safely accessible, with enough space for cleaning equipment.

  3. 3

Coordinate with hotel or building management on staging the shutdowns

If cleaning requires staged shutdowns of sections, arrange with management a schedule that suits working hours and guest services.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning require a full shutdown of the AC system during the work?

No, we clean duct sections progressively so airflow to other parts of the building continues, which is essential in hotels and large residential buildings.

Does coastal salt and humidity affect how we clean the ducts?

Yes, salt and humidity speed up salt deposits on inner duct surfaces and impede airflow, so regular cleaning maintains system efficiency.

Central systems in hotels are complex, do you have experience with them?

Yes, we clean central AC systems in hotels and residential buildings in Jeddah, handling extended ductwork, central hubs and vertical stacks.

After cleaning, how long before the improved airflow becomes noticeable?

The improvement in airflow is noticeable immediately after cleaning is complete, especially in areas that were suffering from poor ventilation.
