Commercial duct cleaning

Central AC duct cleaning in Al Sharafiyah

In Al Sharafiyah, central Jeddah, residential and administrative buildings with ducted systems need regular duct cleaning to restore airflow. Alrabih's team cleans the main trunks, coils and plenums in full sections without shutting the building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Sharafiyah is a medium-density neighbourhood with 5 to 8-storey residential buildings and small government and commercial offices, most fitted with central AC systems installed in the 1980s and 1990s. These older systems gather dust and moisture in the ducts quickly, especially if not cleaned for years, which cuts distribution efficiency across floors and overloads the AHU fan.

Al Sharafiyah lies in central Jeddah, a mixed district of medium-rise residential, government and office buildings.

Most Al Sharafiyah buildings run central AC systems with outdated or minimal filtration, so the ducts need full cleaning every few years.

The AC setup in Al Sharafiyah

  1. 1

Central system with no terminal units

Most Al Sharafiyah buildings rely on a single main duct run from the roof, without separate terminal units in each room.

  2. 2

Older evaporator coils in the central AHU

Coils in the older AHU units typically need simultaneous cleaning with the ducts to fully restore efficiency.

  3. 3

Duct branches running from ground to top floor

Main ducts run through all floors, making cleaning a comprehensive operation that requires safe dismantling and careful reassembly.

Before the visit

Before our visit in Al Sharafiyah

  1. 1

Ensure roof and main ductwork access

Check that the roof door is unlocked and main ducts are accessible before the visit to speed up the job start.

  2. 2

Coordinate with building management on the cleaning schedule

Inform management of the visit date and expected hours so they can warn residents about any temporary cuts to certain rooms.

  3. 3

Clear the area around the central AHU

Make sure the AHU room is clear of boxes and furniture so the team can work safely and efficiently.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should central ductwork be cleaned?

It depends on usage and filtration quality, but older buildings like those in Al Sharafiyah typically need cleaning every few years. We inspect the ducts and tell you if immediate cleaning is needed.

Does duct cleaning shut down the whole building?

No, we coordinate with building management to clean sections gradually, so the AC remains on in other areas throughout the job.

Al Sharafiyah is humid and dusty from traffic, does this speed up duct pollution?

Yes, the coastal humidity and traffic dust increase dust and mould buildup in the ducts, which is why we clean deeply and discuss upgrading filtration.

My outdoor unit sits on the roof, does its location affect duct cleaning?

The outdoor unit's location does not affect the duct cleaning itself, but we confirm the roof is safe and accessible before the visit.
