Commercial duct cleaning
Central AC duct cleaning in Al Widad
In Al Widad in eastern Jeddah, residential flats and staff housing blocks with central AC suffer weakened airflow when dust builds up in the ducts. Alrabih's team cleans the entire network section by section without disrupting occupant service.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Widad is a busy residential district mainly comprising medium-rise residential and staff housing blocks with regular streets and reasonable spacing between buildings. These apartment blocks rely on a central AC system with shared AHUs serving several flats or wings, and the ducts distributed through walls and ceilings face dust and pollutant buildup from the street and moisture. Duct cleaning here improves occupant comfort and reduces complaints about weak airflow.
Al Widad lies in eastern Jeddah as a busy residential district with closely spaced residential and staff housing blocks.
Al Widad blocks typically have one or two central AHUs distributing air to multiple flats or wings through a unified duct network.
The AC setup in Al Widad
- 1
Shared AHUs serving multiple flats
Al Widad blocks typically group several flats or wings under one or two shared AHUs, requiring careful coordination during cleaning.
- 2
Ducts distributed through walls and ceilings
Ducts run through concrete walls and ceilings, requiring access points at specific ceiling or wall locations for cleaning.
- 3
Single external air intake for the block
The external air intake is usually on the roof or exterior side, drawing in air and dust from the surrounding streets.
Before the visit
Before our visit in Al Widad
- 1
Coordinate with building management and residents
Inform building management and residents of the visit time in advance, indicating which flats will be affected first and choosing a suitable time to minimise disruption.
- 2
Specify the AHU and external intake location
Tell us exactly where the AHU and external intake are located (roof, exterior side, etc.) to help us plan the work.
- 3
Clear access corridors and target flats
Ensure shared building corridors and the flats designated as work stations are clear of obstructions for the team to move freely.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Our Al Widad block has a shared AHU, can you clean it without disturbing the residents?
Yes, we clean sections of the network progressively, and we can maintain cooling in other flats while working on specific sections.
Flats in Al Widad are closely spaced, how do you bring cleaning equipment?
Al Widad's streets are regular and buildings are closely spaced, so we move equipment through shared yards and passages easily, after coordinating with the block management.
Does street humidity and dust enter the ducts?
Yes, the building's external air intake draws in street dust and humidity, which accumulate in the duct network over time.
Does duct cleaning reduce electricity consumption in the block?
Yes, removing dust and blockages improves airflow, reducing the load on the AHU and thus electricity consumption over time.
