Commercial duct cleaning

Central AC duct cleaning in Al Yaqoot

In Al Yaqoot, northern Jeddah, modern villas and residential towers with extensive central AC systems are common. Central duct cleaning restores airflow through the network without shutting down the entire building.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Most Al Yaqoot buildings are relatively modern and sit on wide plots, allowing long duct runs from the central plant to rooms across multiple floors. This design lets dust and moisture accumulate inside the pipework over the years, especially in areas with high heat and humidity. Our team cleans the main trunks, coils and plenums methodically to restore system efficiency without cutting airflow to occupants.

Al Yaqoot lies in northern Jeddah, a spacious residential district of modern villas and apartment blocks served by central AC systems.

Most modern villas and blocks here have one or more AHU units, with ductwork distributed across multiple rooms and floors.

The AC setup in Al Yaqoot

  1. 1

Central system with single AHU unit

Many modern villas have a single central AHU unit with ductwork covering the villa's floors, making it easier to clean from one location.

  2. 2

Multi-unit system with several AHU boxes

Larger blocks in Al Yaqoot use multiple AHU units, each serving specific floors, which calls for a separate cleaning plan for each unit.

  3. 3

Insulated ductwork in ceilings and walls

The duct network is usually hidden inside false ceilings and interior walls to preserve the modern finish, requiring knowledge of access points and vents.

Before the visit

Before our visit in Al Yaqoot

  1. 1

Tell us the location of the central plant

Tell us where the AHU unit and related equipment are located, whether in a plant room, on the roof or under the stairs, so we can plan easy access for the team.

  2. 2

Ensure the team can reach the main duct

Let us know if there are locks or barriers to the plant room, and confirm safe access to false ceilings or service passages before the visit.

  3. 3

    Prepare a nearby power point

Confirm an electrical outlet near the central plant or main duct, and ensure the circuit capacity is sufficient for our equipment.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How do you clean ductwork in a multi-storey villa?

We clean the main sections and branches on each floor separately, working from the central plant down to the outlets, to ensure even airflow throughout the villa.

Can you clean the ducts without shutting off all AC in the house?

Yes, we work on sections one at a time, so part of the system keeps running while we clean other sections.

Does high humidity increase mould growth in the ductwork?

Yes, northern Jeddah's humidity promotes mould and fungal growth inside the ducts over time, which is why regular cleaning is essential.

What electrical capacity does your team need on site?

We use specialized cleaning equipment and coordinate with you before the visit about the power connection point and ensuring existing circuits can handle the load.
