Commercial duct cleaning

Central AC duct cleaning in Al Yusr

In Al Yusr, north Jeddah, modern residential blocks and villas rely on unified central AC systems, and fine sand from the open areas creeps into the ducts. We clean the ducts, coils and plenums without disrupting the building's full service.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Yusr is a mixed area combining modern residential blocks and villas with wider spacing than older districts, creating a more open air environment but also greater exposure to sand and dust. Most new villas and blocks have a central AC system with an external air intake, so fine sand enters the ducts faster than in more enclosed areas. Regular duct cleaning preserves airflow and compressor efficiency through the hot summer seasons.

Al Yusr sits in north Jeddah, an area of spaced-out modern blocks and villas with open external air intakes exposed to sand and dust.

Most villas and blocks here have a central duct system with a direct external intake, and the main filter is typically in a plant room on the roof or lower floor.

The AC setup in Al Yusr

  1. 1

Central duct with direct external intake

Modern villas and blocks in Al Yusr connect to a direct external air intake, providing better airflow but increasing exposure to sand and dust.

  2. 2

    Main filters with protective screens

The filter system has protective screens before the external intake, requiring frequent inspection and cleaning to preserve the main filter's efficiency.

  3. 3

Cooling coils in the plant room

Cooling coils sit in the plant room on the roof or lower floor, and sand and dust particles accumulate on them quickly due to continuous air circulation.

Before the visit

Before our visit in Al Yusr

  1. 1

Confirm access to the roof and external intake

Verify that the team can safely reach the roof and external air intake before the visit, and check for any obstacles.

  2. 2

Clear the external screens of leaves and debris

Remove any leaves or debris on the external protective screens before the visit, as this eases intake inspection and duct condition assessment.

  3. 3

    Pinpoint the plant room location

Tell us where the plant room and main filter are located (roof or lower floor), and make sure any locks or access controls are ready for the team.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does sand from open areas affect system efficiency?

Yes, fine sand seeps into the ducts through the external intake and accumulates in the coils and plenums, reducing airflow and increasing compressor load; regular cleaning restores efficiency.

Villas and blocks here are spread out, does this affect how you clean?

The spacing makes it easier for the team to reach the external intake and roof, but the system itself may span longer duct runs, so thorough cleaning takes more time and covers each section carefully.

When should ducts be cleaned in sand-exposed areas like Al Yusr?

We recommend checking the main filter every two to three months, and a full duct cleaning every one to eighteen months depending on sand and dust intensity.

Does the external air intake need separate cleaning?

Yes, the external intake faces blowing sand and debris, and we inspect and clean the protective grilles and screens during the visit to block extra contaminants from entering.
