When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Buildings here are fairly recent and spread widely across large grounds, including tall residential blocks, shopping areas and hotels, each group with its own central duct system. The intense heat and aridity of south Jeddah means the units run at full throttle longer each year, so dust accumulates quickly in the ducts and affects pressure. The long distances between buildings give the team better vehicle and equipment access, but coordination with complex security or management is often needed to enter the grounds.

Madain Al Fahd lies in south Jeddah, a series of modern, widely spread residential and commercial complexes.

Most systems here are central with ductwork distributed via upper plenums or underfloor runs, and outdoor units (chillers or rooftop packs) in building courtyards or on roofs.

The AC setup in Madain Al Fahd

  1. 1

Central ductwork distributed across tall storeys

The system typically starts from a central unit on ground or basement level and branches upward via an upper plenum to each floor in the residential tower.

  2. 2

Central water chiller with separate cooling loop

Large complexes often have central water chillers that cool air for the ductwork with high efficiency, with a separate cooling loop on the roof.

  3. 3

Multiple outlets per floor and hotel units

Each floor may have dozens of small outlets, meaning duct inspection and cleaning requires high precision and attention to detail.

Before the visit

Before our visit in Madain Al Fahd

  1. 1

Obtain complete engineering plans for the ductwork

Request from complex management or engineering the full ductwork drawings, including upper plenum, basement, and branches to each section.

  2. 2

Coordinate with complex security for access

Inform security of the team name, visit time and what equipment will be brought, so gate guards can verify easily.

  3. 3

Confirm safe access to plant room and roof

Verify that the main plant room, roof door and lifting equipment (ladder or service lift) are available and safe before visit day.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The complex is huge and the ductwork is very long, how long does cleaning take?

It depends on duct length and number of branches. We visit beforehand to measure the runs and estimate duration, then set a working schedule that does not disrupt residents.

The intense heat puts heavy load on cooling, will cleaning help?

Yes, significantly. Dust buildup in the duct forces the motor to work harder to push air. Cleaning reduces resistance and cuts electricity use noticeably.

Does the arid climate cause cracks in metal ductwork?

Temperature swings from extreme heat can cause small cracks in ducts, especially in exposed upper runs in direct sun. Regular inspection identifies leaks needing repair.

The complex entrance is guarded and access may be restricted, how do we arrange entry?

Contact complex management or security beforehand with our team name and visit date and time. We will also send you a phone number to facilitate verification at the gate.
