Commercial duct cleaning
Central AC duct cleaning in Muraykh
In Muraykh, east Jeddah, large warehouses and factories rely on powerful central AC systems, but industrial dust clogs the ductwork quickly and weakens ventilation. Alrabih's team cleans the ducts, coils and plenum areas without stopping production.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Muraykh is a dense industrial zone with vast warehouses and manufacturing facilities operating complex central AC systems covering huge areas. Industrial dust and particles from production processes accumulate in ductwork much faster than in residential areas, increasing fan load and reducing cooling and ventilation efficiency. Duct cleaning here must preserve production continuity and not disrupt factory or warehouse operations.
Muraykh lies in east Jeddah's industrial zone, a district of warehouses and manufacturing workshops with large central AC systems.
Most warehouses and factories here use high-capacity air-handling units with large-diameter main trunks and branches distributed across the floor area.
The AC setup in Muraykh
- 1
High-capacity air-handling unit
Warehouses and factories use very high-capacity AHU units operating at elevated pressure to distribute air across vast floor areas.
- 2
Large-diameter main trunk with distributed branches
The main trunk has very large diameters to handle the high flow, with secondary branches distributed across the warehouse floor.
- 3
Heavy-duty cooling coils in the central equipment room
Main cooling coils are housed in a separate equipment room and bear heavy industrial dust loads from continuous production.
Before the visit

- 1
Agree with factory management on cleaning schedule
Coordinate with production management for a time that suits critical operations, typically during scheduled downtime or at week's end.
- 2
Clear access for cleaning equipment and van
Make sure corridors and main doors are wide enough for Alrabih's team, heavy equipment and van to reach the equipment room safely.
- 3
Provide safe access to ductwork spaces
Ensure duct access points and ceilings are safe and clear of obstacles, and that access permits are in place before the visit day.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Does duct cleaning halt production in the factory?
No, we work with factory management on a phased cleaning schedule that maintains ventilation in critical work areas, keeping production going.
Does industrial dust fill the ductwork faster than ordinary dust?
Yes, production particles and industrial dust are heavier and denser, so they accumulate in ductwork and coils faster and need more frequent cleaning.
Are the cleaning tools large and need a lot of space?
Cleaning equipment includes powerful vacuums and flexible rods, and we arrange safe, suitable access points with factory management.
Does warehouse heat and humidity affect the ductwork?
Yes, partially open warehouses allow heat and humidity ingress, accelerating duct corrosion and deposit buildup, so regular cleaning protects the structure.
